The plot is just opposite of Tenteram Peak so it'll be interesting to see how HDB price it.
the tpy location sucks imo
, I suppose it's still better than Tenteram Peak.

That's about right for both malls.

In Singapore's context, when people say bad to a BTO plot, it usually means bad public transport connectivity. For plots with MRT or LRT within walking distance, data shows that it's acceptable.

For this SengKang plot, it's really right at the edge of all those factors. However, prices will be pretty attractive judging from the past BTOs nearby.

Actually this location is way better than rivercove which is an ec nearby which is expected to be priced at 3 times the price... i wonder y the developer so confident...

The draw of RiverCove is Sungei Punggol, proximity to Sengkang Riverside Park and Sports Centre. Don't forget the most important part is having an EC lifestyle .

Don't ask me why but personally I rather pay for Compassvale Mast than RiverCove.

I think the future bto can only get worse. Like really run out of good space to build bto

I feel the same thing too.. maybe all good lands are taken.
That's why last year I already said. Those who got a queue number for Clementi Peaks (Ave 1), Clementi NorthArc (Ave 6) BTOs, Bukit Batok Sky Vista BTO (near MRT) is huat one.

Clementi not many parcels of land left for BTO.

Clementi Crest BTO is lagi best.

I agree with all.

I look at the land. duno whether to cry or laugh.
The TPY plot is so near the expressways. Won't it be noisy 18 hours a day?

Not exactly true. Looking at URA's Master Plan, there are still good plots for HDB BTOs, namely:

Caldecott
Mount Pleasant
Dakota
Ghim Moh

I think projects at these locations might be rolled out within the next 3 years.

It's going to be noisy but think still have people apply for the school near there I believe.
