good location IMO.
✓ within 2km of good primary school
✓ beside temasek poly
✓ beside mrt
✓ decent coffeeshop across the road
✓ reservoir for jogging
✓ My firstskool across the road
✓ Easy access to bartley flyover / pie

Only concern i feel will be :
- Traffic, area tends to jam during peak hours,
- Noise, generated from the traffic due to the junction
- Pests, not sure if this will be an issue, but there are periods when there are a lot of flies around bedok reservoir (just do a google and read some of the news articles)

Last launch it was 3rd or was it 4th week of the month.
Maybe late Nov.

If 2nd week of Nov, it's a bonus.

Famous blk 802 oyster omelette is across the road, 2 months ago go pasar malam along the same stretch.

cannot like that say, that place is more central. plus that is graveyard, different from suicide place. like that might as well say chua chu kang cemetery place will huat.

anyway this plot is some distance away from reservoir, i suspect next release will be closer. I also think pricing will be key. 4 room 300k+ will be good. 400k+ to 500k+ (because of MRT and mature area) u might be better off getting somewhere else. Tao payoh bto was 420k and more central. past tampines btos were 300k+ but they were not near mrt.

I went down to take a look, the neighbourhood seems quite peaceful leh. The reformative centre is quite a distance away, with a huge forest. Until that part is cleared for newer hdb, can’t tell what the impact will be.

Btw
What Happens During RT?
During RT, the youth offender undergoes a comprehensive rehabilitation programme in a closed and structured environment in a Reformative Training Centre (RTC).

So it’s closed, I guess that means people in there won’t be able to walk out around the area freely.

More or less will be affected. Some might downgrade from 5 to 4. Some might hold back the plan, some might go for resale.

If Tengah 5 room max can sell $480k, Tampines $550k is a bargain. Lol

Wa tampines bto 4-room & 5-room damn expensive...at the low floor somemore.

Tampines resale 4-room already below 400k margin.
Berok Reservoir sale 4-room around 300k margin.
