Further in launch , Kandis Residence launch at 12xx-13xx psf. Low rise dev as well.

Not surprising if Plot A & B will launch at 13xx-14xx range due to its close proximity to Canberra station.

It also depends on the launch price and demand of the 2 upcoming ECs launch in that district.
Not forgetting Feb 2020 there’s BTO launch as well, the closest plot to Canberra MRT.

All In all, Canberra will have:
> Feb 2020 BTO launch
> Parc Canberra EC
> Upcoming EC next to Parc Can
> Plot A & B GLS.

Buyers are spoilt for choice if they are die hard fan of district 27.

1500psf is almost northpark resident price I think. Probably launch can sell 1300psf to 1400psf ba. Some more low rise.

Based on master plan 2019 , there is 2 more plot of residential along the stretch of plot A & B.

Low plot ratio as well.

There's been plans for Woodlands Northern Gateway and North Coast Innovation Corridor.

Not sure how solid is the Innovation Corridor plan coming to. It's a 10-15 years thingy. As for the Northern Gateway i.e. MRT to Johor, will sure have a serious impact on the whole region all the way to Kranji, Sembawang and Yishun.

Think of some of the more expensive heartland town like Jurong east, tempinese, bukit Merah , even Punggol’new’ town ….. than you can envision the potential of Sembawang.

Just come Canberra MRT and see the transformation there now, imagine what Sembawang shipyard could become soon … where can you find such cheap and huge plot of undeveloped land near sea front in Singapore …

PL increased pricing by about 6% recently after they halted sales... So highest might reach close to 900psf for good facing and high floors.. Those who bought earlier with 5% discount really worth it !!
It’s 2021 July , Provence EC next door sold out at 1200-1300psf …. It’s never too high for property in Singapore as much as we refused to believe ..
