It will probably be at least $1500psf or more, considering the close proximity to MRT.
1500psf is almost northpark resident price I think. Probably launch can sell 1300psf to 1400psf ba. Some more low rise.

Think of some of the more expensive heartland town like Jurong east, tempinese, bukit Merah , even Punggol’new’ town ….. than you can envision the potential of Sembawang.There's been plans for Woodlands Northern Gateway and North Coast Innovation Corridor.
Not sure how solid is the Innovation Corridor plan coming to. It's a 10-15 years thingy. As for the Northern Gateway i.e. MRT to Johor, will sure have a serious impact on the whole region all the way to Kranji, Sembawang and Yishun.

It’s 2021 July , Provence EC next door sold out at 1200-1300psf …. It’s never too high for property in Singapore as much as we refused to believe ..PL increased pricing by about 6% recently after they halted sales... So highest might reach close to 900psf for good facing and high floors.. Those who bought earlier with 5% discount really worth it !!
