New launches are just terribly small. The developers are just trying to squeeze as many rooms as they can in so even though it is like 70+ sqm, it can still be classified as a "3 bedder". 3 bedders of this size would not have a storeroom, with tiny wardrobes, everything will be as basic as they can.

For the same amount of money, you can easily get a resale condo unit at 100+ sqm in a good area, proper sized bedrooms with a store. It will be 15-20 years thereabouts.

The choice is up to individuals.

assuming population remains flat, is it positive for private housing (Demand > Supply) && negative for public housing (supply > Demand), ie divergence? or would public n private hold hands and trend together?


or there's a bigger invisible hand in play here? examples: economy, govt regulating prices via BTO launch n absd etc.

everything depends on economy ultimately.
GDP increase
more people earn more even if they're SPR not SC
then more would be able to afford buying a private housing to live in
population will be more or less stable from now on,bring in FT talent to replace natural loss in sinkie only,super slow process 1 yr 20k at most

land use will go through recycling,old flats broken down in old area,plot ratio raised in "new town" build new flats move over people there

Yeah, when they realise it is so hard to liquidate their HDB.... especially those that expect to use HDB proceeds to repay creditors, family/friends....
