I don't think both first owner and resale buyers are willing to pay a premium for it. Buyers being buyers will always find reasons to ignore pros and amplify cons to push down the price. Especially Singaporeans or Asians in general, who are not willing to pay for quality (can be seen in our consumer product purchases and tipping amount).

It is then up to the developer to decide whether to provide quality furnishing, more to enhance or protect their brand name rather than as an attraction point to sell the house.
U have rightly pointed out bro, that’s why Treasures finishing won’t be an issue to existing and resale buyers cos this is still a mass market condo, not the ultra luxe kind where buyers pay a premium for the finishing.

Its the difference between why CDL can price Tapestry higher than Treasures, even though the location of Tapestry is arguably worse. Have you seen the build quality of the balcony or kitchen counter in Treasure showroom? It really looks like something i would expect from a basic HDB BTO (not even EC or DBSS)
Both Tapestry and Treasures prices are similar, in fact recent prices Treasures is higher than Tapestry for the two bedder.

Oh, the balcony railing was horrendous. The bubbled uneven welding at the joints ...... Shall not go into detail else it'll take 10 posts long lol

Haha good thing they have quite a few pools to split the crowd. :ROFLMAO:

Can’t expect high quality from Sim Lian, but it probably does its job as a mass market condo with reasonable maintenance fee.

Depends on profile of residents. HDB upgraders probably less likely to pick up tennis. The pools will be the main attraction, developer was right to provide so many pools for the residents.

Pool is still the main attraction. But tennis, a lot of people picking up.

Some of the EC tennis courts are full too! It is like finger fast very midnight who can book.

Well... if the rich sinkies really must play tennis, just got to fork out a few dollars and book a court at the tampines hub near treasures.

Normally, would do a tennis court versus number of unit analysis for mega to compare what is the norm in the market:

NP, 2 courts for 1,862 units
Clementis, 2 courts for 1468 units
Jadescape, 2 courts for 1206 units
Treasures. 1 court for 2,2xx units

Etc

Those who play Badminton and own multiple properties, can consider projects like Minton, indoor Badminton court..

Affording is one thing

Kenna Suan by friends is another...

You stay in that condo, pay maintenance fee but you never get a chance to play in your estate court.. might as well stay in hdb just next door...ha ha

If really like to play tennis, go for older condos in flora drive la, eg. Azalea or Avila gardens - both 300+ units with 2
Tennis courts each. Lots of space, FH, cheap under 1k psf. Just have to be content with ulu location. Money saved can buy a car.
