Should be about 750m walking distance from Trilliant to Tampines EW station using google map measure function as you can cut thru the linkway at the bus interchange.

I thought it's about nearer, google map shows 450m..
Yes Google Map stop measuring after 450m.

There is probably another 100-150m to go from Tampines Trilliant to DT line Tampines MRT station.

We should measure the distance from the nearest gate from trilliant to the centre where the train stops at the platform, instead of to the mrt exit. Otherwise all underground mrt stations will seems nearer. Sometimes you walk to the mrt exit, you still need to walk a long distance.

Walk time is very very subjective.

I would choose a hot afternoon or under the rain to try walking... then I am able to time the walk and discover which part of the walk is not sheltered...

Not too fair if you say under the rain. Even if you live in Parc esta and walking to Eunos mrt station, rain may make you think twice whether to go out/delay going out

If u notice that is why there’s a premium for integrated development, the MRT and interchange are below ur condo literally.

For Parc esta though the only unsheltered portion to Eunos MRT, outside of the development should be the traffic light crossing.

If I am using my money to buy, I will try during rain to at least see for myself where the sheltered areas are.

There is nothing about fair or not.

Of course, if you are using your money, you may do as you wish.

Of course, all are personal opinions. I'm just saying using rain to justify whether a place is walkable to stations/facilities make many projects sound 'unliveable', except for integrated development mentioned by Passerboy.

True la, so that make integrated development so popular. But the premium is too high, like sengkang grand, as mentioned by many gurus here. Hopefully in future many people still buy the idea of integrated development, then the resale value of such development will be sustainable/increase.
