Why buy this when Coco Palms (Pasir Ris) is within walking distance to MRT, just TOP and only going for around ~$1200psf? Dont even need to wait to build and just move in / rent out.

No, it should be left with 88 years, as the lease was 99 years from 2008.

Since treasure at tampines is 1200psf, is it better buy to get the tampines trillant EC resales at 1200psf ? Location much better bah...
I have a few friends living at Tampines Trilliant. Location really very good. Can easily walk to downtown line and the malls, and more amenities coming up in the new hdb btos coming up.

But I don’t think they can sell now though. Still must wait for a year.

Similar question posed to every new launch projects around
- why buy affinity/gardens/florence when got new condos / freehold that are cheaper than them
- why buy riverfront / kingsford when got cheaper condos around (riversail riversound etc)
- why buy rivercove when h20 etc are just slightly more expensive

Most people don't know the market well enough and only get their "property news" from agents in showflat. Of courses, there are others who just want a brand new unit.

Not a good example leh... you can see the future meh?

Anyway, don't know if the sale would flop like Florence Residences. 1,410 units and only 54 sold at launch. What a joke.

I remember going to the showflat when it launched. The land was left empty for many years before the developer decided to launch. I remember the launch price was pretty cheap... but pity that time I had no ammo to hoot anything.

CDL acquire the whole piece of land by building livia (1st), NV residence (2nd), the palate (3rd), D’nest , follows by coco palm (the last project). If go by this sequence, it already wasted so many years. That’s y coco palm left over lease is shorter since it’s the last project in Pasir Ris grove plot of land to be completed.
Coco palm launch price is cheap cos when they just completed, 10 years gone already.

Buying Pasir Ris grove condo (any of them) is equivalent to buying the treasure, so many units and competition.
The only good thing is the developer is CDL instead of Sim Lian and the 5 condos are separated.

The land is a freehold land by Hong Leong but sell 99years to CDL.
