Would you rather wait or take the plunge?
I had shared before, my last bullet will be reserved only after all mega projects are cleared.
In order words, watch out for those “reasonable” land bid sites like sims drive and kampung java launches.

For timing wise, pitch this round of CM like the one in 2013.
U roughly will have an idea when is the best time to enter.

if u do your calculation, rental < mortgage, maintenance fees, tax etc. i dont see why anyone sees it as a good investment.

I hope more crash will come. This is just the dawn. You have yet to see the real one coming yet. When that happens your kovan will get impacted.

Thank you captain but I don't think the new pricing is out yet..? Definitely will be lower.

It does not take a genius to spot that those new launches are all overpriced. Not sure why everyone all in a frenzy last year. Monkey see, monkey do? Or get conned by agents? Anyone who rush in to buy Affinity/ Garden/ Woodleigh residence during launch can share your thought process during that time?

I was never predicting a crash. Even if woodleigh residence relaunch at 1.6kpsf is not a crash, because it is still a high for the area. No one has seen woodleigh condo transacting at above 1.4kpsf before 2018.

haha its ok la.
crash to 50% painful for me but i can live with it.

becos i bought my freehold below 1k per squarefoot.
u think kovan freehold will sell at 450 per squarefoot in short term?

i rolled my property, as in i sell than i buy and took very little loan.
i never buy to invest but buy to stay as i think kovan is still a good place to bring up my kids.

worst case, i just sit the house for 20-30 years lor.
lets see how is the market then.

maybe i sell 30years later when my kids are old enough and buy teban and go cycling with u to visit showflats daily.

Buy to stay should be fine. Cycling around is healthy but with NEL clutter with so many residences and HDBs I think NEL will be facing big challenges in ridership and relaibility. road also very very congested.

today NEL confirm packed lor. i boarded at serangoon, the train so slow. knn. this NEL mrt, take also dulan.

Kovan Road congestion ar?
in fact, are u sure is kovan really the most congested in the whole Singapore.
i never go and make any findings.

but anyway, maybe u can highlight to everyone here which road is not congested to you so that we can consider buying property there. Sharing is caring bro.

But kovan not bad but road really congested already. Imagine from sengkang and punggol all big mega projects and with florence around there. Then come down you got woodleigh area many many HDBs and condos really clutter and packed.

The 27 WLR early buyers better pray hard 1700psf is for those big big units. (4/5 bedders)
If 1700psf also applies to those small small units, I think they sure cry with no tears. Immediate $300psf paper loss.

Anxiously waiting for price to be released before commenting further.
