I wonder how many individuals earn 6.5k pm.
And 3k rent for a 667sf unit? Do you really believe that and have data to back you up?
PPR 646/667sqft (2bedder) rental from 3200-4000.

i think the first few units that got lodged had first mover advantage so could command higher rental. lets see in a few months time whether it can still maintain within that band...

if can, its good for the D14 area, well at least those with good attributes.

Not many projects endowed with all these attributes.

Rental is definitely softening for sure. See SUO rental from the beginning of TOP compared to now.

And letís see it again when more units TOP around D14 in few years time

Rental is definitely softening for sure. See SUO rental from the beginning of TOP compared to now.

Lol, u r the second person to ask me the same qns.

Using 2 bedder as a gauge.
Based on recent rental:
PPR 2 bedder from 3200 to 4000. If talk about majority is around 3500 on average.
SUO 2 bedder from 2200 to 2700. If talk about average is around 2400.

By extrapolation, PE 2 bedder should be around 2700-3200, average should be about 2800-2900. 2+S about 3000.

Just my 2 cents.

PE location is better than SUO/penrose imo.
SUO will face more downward pressure once penrose is up.
PE is a mega project so 2800-2900 is also slightly on the high side.
With less foreigners, PPR rental may soften too, probably reduced to 3200-3300.

2300-2400 guesstimate.
Parc Vera, midtown, Naung residence 2 bedder all around 2100-2200.
Since Florence newer, I give it a 100-200 slight premium over the rest.

But I’m more concern about it’s rentability there.

The rental of the surrounding condos around Woodleigh Residence is in my blog. If old condo can get this price, a brand new condo will have a little premium over this price, hence $3k is justifable
