Buy those few years old condo should be find. Drop I don't think so. Don't increase can liao.
Question :

a old condo is at S$1,400 per sqft

a new condo 2 streets across .. what you reckon the price will be ?

Location bah… my friend bought Riversound at $1000 PSF recently….. and nearby riverfront $1200 to $1300…. some more move in straight away don't need wait.

Buy those few years old condo should be find. Drop I don't think so. Don't increase can liao.

How i read, it is always up for the future, only issue is stagnant how long ? or price drop for 20% ? Possible ?

1million condo sell 800k and not 1 or 2 is like mass sale ...

same thought, as quoted before - Affinity 99yrs going at $1500+ and hv to wait 6yrs I might as well buy opp road whereby the resale condos are much cheaper and either Freehold/ 999yrs mostly except Terrasse. And all these are in private landed estate, still better than a condo in HDB estate.
Some are still very young like Waterline, Fontaine Parry etc. But these projects snapped up fast except penthouse which quantum is higher.
During my hunt, was surprised to see most developers that did some projects with good fittings and marble flooring. Is only few years ago and compare with today developers give those kind of qualities and high price.

I feel now bo hua to own a 2nd private condo. Last time need ~3-4 years (subject to your HDB room size) to recoup the 7%, now need ~6-7 years years to recoup the 12%. Rental market for HDB is not that good too unless your location is near MRT...Mind as well keep cash and stay in HDB or go for EC..

Just because a stupid developer bid $600 psf ppr does not make the older ec launches cheap. Lets see who are the foolish ones to pay $1200psf for EC at one of the worst location in SG. I wont be surprised though if takeup is good, ec buyers are far from the smartest.

A good reference would be tampines ec site this half of the year. Lets see how much developer will pay for that.

Just read that the Holland Drive $1.1 million 5R flat is calculated as $874 psf .
