anyone buy those factory office before for 800k? worth it?

Those B1 and B2 industrial?

Last time many people bought. Some of the buildings look and function like condos or commercial offices.

Got swimming pool, balconies, furnished with plants, artificial grass turf, etc.

Lifts and lobbies all furnished with nice tiles, chrome and glass, macam CBD building.

My friend's office in Ubi area. Quite new building. His unit itself is about 1,200 sqft nia, he put carpet, plants, glass partitions etc swee swee. His own private office room inside is like his private bedroom, all blacked out glass, often bring girlfriend back to ahem ahem

How muchie? Freehold or short lease(tspace is like 60years lease iirc)

800k better buy B1 factory

B2 factory if only 800k budget can't get u too suitable size unit

800k better buy B1 factory

B2 factory if only 800k budget can't get u too suitable size unit
B1 is light industry, warehousing, showroom, etc.

B2 is medium to heavy industry, got car workshop, metal workshop, wood and furniture manufacturer, etc. May have more pollution.

Actually many units got workers sleeping inside....

Last time I know one Sinkie guy rented one as a startup for his import export IT biz. He jitao moved out from his parents house and stay inside his office. At night his GF come and visit him.

Every unit has a full functioning bathroom and toilet, so no worries.

Some 30 years, some 60 years. Got a few are even freehold. Like the AZ building in Paya Lebar
u got yr own biz? from what i see industrial alot vacant these days. my floor almost half is vacant, if got own biz can double up as office

they say 800k 2500 per month

1 year 30k

you provide 500k and 300k loan (2%) and you pay 6k and become like 24k. 24k/500k is about 4% and got capital appreciation
Sounds good on paper.

But recently many SME closed down and many offices left empty bro.

Yes many are empty now.... Economy no good for SME
