Aug2021 BTO pricing for Type 2 right above Kovan MRT.

I didn't select this project. When it was my turn, only the 4th floor Type 2 units were left. :whistle:


u got kovan bto before... Best bto in SG.

It was getting worse than last bto. This time 2nd day already OS.
Only AMK one not yet.

I thought this time quite many units better chances, best keep expectations low. :frown:
every quarter got more eligible singles, and singles that didnt manage to get the flat last BTO, so it will keep compounding every quarter. Resale prices also keep going up every quarter.. somemore i think these are the under 3years buidling type. sure alot of people want them than wait 5-7 years of building.
it will get harder and harder.

Also newly web couples tend to apply for 2 rooms as their first housing to flip when MOP and dun forget those single FT converted to Citizen. They might have the priorities too. So local singles chances to get is getting slimer and slimer.

why would newly weds want to flip 2 rooms as first time? 3-4 room roi better right?

chu should not be catering to more singles but getting more of them to marry instead. better yet, make it harder so they buy condo or resale. more 2 room btos create more problems.

I have suggested to introduce nano size (15sqm) flats many times. This is the average size of a hotel standard room.

No rental allowed after MOP. Sell back only to HDB with remaining lease on pro rated basis. Flippers will not be interested in such pea sized units as unable to profit via sale or rental.

Only a matter of time. Smaller than type 1 flat. Toilet, kitchenette and a bedroom + walkway as mini living room. 15-18sqm is doable

On each level install some tables and benches at common area near the lift landing for social interaction amongst neighbours.

PAPaya always like to talk about kampung spirit but in newer estates it is hard to find ample tables and benches under void decks. Are they worried that mangalas use them for afternoon naps is it?

Many residents take matters in their own hands by putting their unwanted tables and chairs under void decks for social interactions.

Some people put tables and chairs near the 5th or 6th storey walkway to the carpark.

Last heard, "the town council were looking for the owners".
