I have suggested to introduce nano size (15sqm) flats many times. This is the average size of a hotel standard room.
No rental allowed after MOP. Sell back only to HDB with remaining lease on pro rated basis. Flippers will not be interested in such pea sized units as unable to profit via sale or rental.

On each level install some tables and benches at common area near the lift landing for social interaction amongst neighbours.
PAPaya always like to talk about kampung spirit but in newer estates it is hard to find ample tables and benches under void decks. Are they worried that mangalas use them for afternoon naps is it?
