Ec price not much different from private condo now?

Piermont Grand is so expensive and the location isn’t even that great. Prices compared to condos around it also about the same. I enquired about tampines ave 10 ec also and property agent say cheapest is probably slightly above $900k and 4 room should be 1.2mil.

Is EC still even a good investment compared to bto? Now both cannot make money already. Or make super little..

EC price is not much different from some privates, in a way you're right.

Only difference I see is :
• $30k grant if you're income is below 10k
• living in a "Singaporean" environment, in a way it might not necessarily be good cause SG people like to complain
• the layouts are more conventional and efficient, in a way people prefer the EC layouts for the last few launches

Of the 3 ECs, comparing Piermont Grand with the one coming up at Tampines Avenue 10 and Parc Canberra EC at Canberra Link, I like Parc Canberra EC the best. Cost-wise, the Parc Canberra pricing looks like it will be similar to Piermont Grand pricing, since the land cost isn't much less. Maybe at the most $20 PSF cheaper. But Parc Canberra will be nearer to walk to an MRT station than Piermont Grand, like about 6 minutes compared to about 10 minutes for Piermont Grand, I think. The North-South MRT line goes directly to both Orchard Road and Raffles Place too. And certainly better than for the Tampines EC. That one really cannot walk to MRT station at all, and Tampines Ave 10 always got a lot of heavy vehicles going past.

I think they may just test market knowing now there is an increase of interest in condo. They try their luck to see if the fish still bites, if yes they maintain their current price.

I think NS (red) and EW (green) are the two key MRT lines that serves key areas in Singapore and the CBD. Property near these two lines usually means greater convenience and command a premium though, of late, I see circle line being a key MRT line too.

With the upcoming Thomson line, it will provide an alternative route for north siders to get to the city centre.

Thomson line will open all the way to Caldecott station next year, will provide alternative route to circle line.

By phases, it will provide a better connectivity.

NS Line rush hour crowd will shrink a bit only?

Thomson Line has no major towns along its line except mostly residential.
And changing line is >frequent for many if using it.
Am I wrong?

Been taking NS line for the past 6 months since my move. So far no breakdowns yet plus I usually can get seats even during morning peak hours. Not sure how u conclude break down often but so far so good for me :)

Looking forward to the opening of Thomson line 🚇 ;)

I find NE (purple) and Circle(yellow) line the next best "lines"

convenient to take to CBD area and usually the housing area that these pass by are "younger" estates..

Punggol no new launches to compare with.... Considering that parc botania at sengkang going for $1,300psf. Punggol being further away should be cheaper?

Yes.. tats why piermont is $1107 psf average.. tats is abt almost 200psf cheaper .. actually ,Piermont price is only from $985psf .. i think in this current market( new launch,) canot find another other project tat is lower than tis ady..

Thomson line will open by phases:

Stage 1 - Q4 2019
Stage 2 - Q3 2020
Stage 3 - Q1 2021
Stage 4 - 2023
Stage 5 - 2024

Will definitely improve connectivity for northlanders to city and eastern region too. An alternative route to city centre without having the need to change.
Will help disperse the crowd from Red line indefinitely.
