Hasn’t it always been like that? It’s to be fair to other taxpayers. If not everyone subsidise the small group of people who strike lottery?

Compensate at market value. Use the funds to buy new flat at subsidised price. Already a win for them. If they don’t want to top up, they can choose the 50 years lease option, which is roughly the same as their old flat built in the 70s. Some more got extra cash and SERS grants to take. Renovation all can also be covered by the extra cash they getting.

Or if not happy still, sell the flat for 700k to people who want the SERS benefit. Then use 400k to buy an adjacent non SERS flat. Problem solved. They boomers really complain too much.

But they want same good location, same flat size, fresh 99yr lease without top up.

They fweel shortchanged

Then why bruff us say "99 year leasehold"?

When they have the ability to decide on our property any time during the lease, it is called "rental". Not "leasehold" kym? :(
Gov can also take back freehold private property under land act no?

Bec this govt has an ETHOS that citizens cannot benefit too much. They must compromise. They must lose some. So govt keep testing limits.

SERS: Govt want flats. Confiscate flats. Give replacement flats. But flat owners must pay for it. This is day light robbery.

Do you feel this govt must WIN WIN WIN at citizen's expense in EVERY area of their policy making?

How about those never have sers before , fair to them?

SERS is only applicable for land and flats that were not build in an efficient manner and is not guaranteed or should be taken as a given. It's basically a bonus and all tenants of HDB knows this

did you look at land acquisition act confiscated how many acres of land from private owner for how little money in the past? :s8: :s8:

since mbt magic, hdb build tiny homes. can't blame sinkies when hdb control the whole game. :o

want blame is they voted for it, and small number of hdb flippers played into garment hands in over valuing land prices and made our cpf pays for it

MBT plan is always about to get votes... earn money... having a tagline on election day...

But he is kicking the can down the road... at least far enough that he wouldnt be around when the can needs to be picked up again...

Sure it sounds nice to the world... 90% of Singaporeans are home owners... their assets are appreciating... but what they never did enough is to ensure its pple earning power is in tuned with the raising property prices...

Now pple can see the can liao... start to panic liao... SERS used to be liken striking TOTO... getting a brand new flat with new 99yr lease with little to no cash top up... but asset appreciation of HDB is rising faster than citizens earning power... now pple have to make insane top ups to get a similar size flat...

Asset appreciation should never be allowed for HDB without tight control... and as today... it is out of control liao... pple had gone mad with million dollar HDBs...

And this is just a glimpse into the future... when more flats are reaching 99yrs... situation will be even worst... now 100K top up already jialat... and with 0 value HDB... they need to top up 7-800K by 2040-50?

My friend whose parents flat got SERS, didn't top up but they downgraded..
My relative go sers at Bt Gombak, 5 room pt block. Get back a 5 room new flat near the gombak MRT. Although slightly smaller but from 5th floor to 24th floor. No top up.

Desmond test balloon with sers when timing now dont seem ideal. new bto are delay, global stagflation on cards, covid still on....why evac blocks of PG to new bto?

what kind of asset appreciation when they require you to downgrade?

Paying fair market price to private landed vs fair market price to HDB is same same but not same same?

Landed owners can get replacement. Bec their payout is huge. HDB owners cannot find similar replacement. Or even a home. Bec their payout is not.

Why you think my post say "Govt keep testing limits"? :(
