punggol coast is better, same view and it'll be the centre of punggol's 2nd town with the mrt.

pity about punggol coastal mall though. dunno whose woke idea it was to save on electricity by not having air-con in the common areas. the whole place feels dark and depressing, with so much wasted space and shops spaced so far apart. lol even jollibee is struggling to do much business there. wouldn't be surprised if quite a few shops don't make it past their next lease renewal.

You can't block the heat entirely, the curtain will still heat up and radiate some heat into the house. Anyway, heat from window is not the entire problem.

It's the heating up of the concrete wall, this is the killer. You can't block this at all, no curtain can help. Concrete retains heat and slowly release throughout the night. The wall is still hot for a few hours after the sun goes down. The room is like a oven.

Above is speaking from experience, not just theory. After staying in a afternoon sun house, no way I'm going to buy a house facing the west sun.
west-facing blocks have their pros as well. laundry dries crisp in just a couple of hours if hung outside, and even indoors it’ll be dry within 24 hours without that musky smell.

units without sufficient sunshine have their own problems too, either you need a dryer that uses almost as much electricity as aircon, or you end up ā€œpastingā€ your laundry all over the windows just to get some limited sun.

the room being hot at night is an issue, but nothing aircon can’t solve. west-facing or not, there are plenty of nights when it’s simply too hot to sleep comfortably without aircon anyway.

Have u stayed in a direct west facing house before? The house starts to heat up from 3pm onwards. Yes aircon can solve, but to on from 3pm onwards sure adds on to electricity bills significantly.

West sun at a angle maybe not so bad, but I'll avoid totally if possible. East sun is still manageable as morning sun not that hot.

in fact, have, that’s why it’s possible to see the other side of the story as well. the bathrooms are also less prone to mould and moisture.

yeah, if you have someone at home all the time, then west facing can be a problem.

otherwise, it’s still SOP to turn on the aircon at night in sinkie land, regardless of which direction your unit is facing.

Avoid bathroom mold is to have good ventilation and not about facing sun or not. I never had bathroom mold issue with a NS facing house, the bathroom never had any sun.

scientifically speaking, that's incorrect bah.

sunlight comes with heat, and heat helps reduce moisture and dry surfaces faster. ventilation is another factor, but sunlight can also play a role in reducing the conditions that encourage mould growth, no?

Laundry musk smell issue can solve by using Indoor Dry formula.

Sunlight helps. But ventilation is the most critical of all.

Have sunlight but no ventilation is not ok.
Have good ventilation but no sunlight is ok.
