also rethinking along the line of spaces of impermanence and transience - lego compact sites without wind breeze + branded interior design

do you think its too expensive to own a flat with an interest of 100k ,on top of the loan to be paid in 20 years? comparing with saving up for 20 years and then one shot hoot, interest minimize.

what makes you think property prices would be the same in 20 years?

EDIT: 20 years ago you can probably get a 132 sqm 5rm flat for about 50-70k...

Saving in bank for house in 20 years is like stocking up can food to eat in 20 year's time. Have fun with mouldy fermented worthless soup.

Saving only works if your money is growing faster than the inflation rate.

The better question to ask is should you take a shorter tenure and minimise interest by paying off your loan faster?

It comes down to one thing: With the extra money you have because you maximise your tenure and minimise your installment, what do you want to do with it? If you're just going to spend it on frivolous rubbish like branded goods, do yourself a favour and use that money to pay off your loans faster.

But if you have the presence of mind to use the cash to invest and get a higher return than your mortgage interest percentage, then you should get max tenure to give you maximum cash to do your investment. And I don't just mean buying bonds/ETFs/stocks, it's investing in child's future etc.

Regarding the Q no and selected flat don't tally, the responses I got from HDB was because of MGPS ( multi generation ) where the parent choose 2/3 room and the children choose 4 room but they share the same Q no or what HDB called pair selection. So resulting in the Q no and flat selected not tally. HDB is trying to resolve this issues so mean while they remove the last Q no totally.

Need to follow the OCS template as shown in the samples at the corner of Toa Payoh HDB hub.

Many people don't like the OCS bedroom flooring which looks wooden colour with laminated texture.
