Those get single number one more lucky. But wait, lucky or not is see pricing too. To me, skypark will not have gd response given it's big unit n high quantum.
Any second timer here? Second timer intend to get a unit at skypark, will you be concern your existing flat will not fetch a good price or worst unable to find buyer in this current sentiment. I am a second timer and still thinking whether to commit considering there is a possibility that I will buy high and sell low.

There is high chance that will happen since hdb is trying to push resale hdb price down - at least that is what I think

My 3 cent worth is hard to find hdb buyers now given the cap in loan. That is y many first timer buy ec. Cos is hard to sell away hdb next time but skypark units are jus not norm. 1148 sf. Big and pricey. 1033 x 800 is cheaper

The levy n sales proceed tax on 2nd BTO is lagi lugi.
Agree with u. At least EC, it will be privatized and not subject to PR restriction. There is more room for capital appreciation. Currently, for HDB flat, too many restriction. To pay the levy, might as well use it to pay for part of the 20% down payment. ( if you can afford the 20% down)

Tat may not be the case if the 2nd timer sell off their HDB when price is high.. But tat is provided after selling they hv a place to stay..

That's where the problem. Unless they squeeze w their parents? Not logical. Now some COV is 0 dollars and resale flat price is decreasing. Already too late to earn

we abit not saying the same thing. 2nd timer sell hdb not a good time now. Of cos buy ec is gd cos of capital appreciation but for 2nd timer now is lugi cos hdb price declining . The best way is to keep flat and buy PC. Have to see whole pic and not jus based on one point to conclude. Rent hdb can fetch 1-2k a month le. Additional income. Then u get to live in pc and sell off anytime and somemore own 2 properties.

U noe 2nd ppty ABSD 7%+3% is a killer to many buyers.

But u got extra income from rent. So many ppl with a flat and a condo and doing so well now. Rich I mean. Think of the big picture. For this , if the buyer no financially strong backing then now die die also buy ec then property bubble burst how? Only buy if u can afford. And if u can afford PC is the choice. I dunnoe read so many reports written by experts saying that this way is the best way to invest.

Concern for many investors are limited tenants for the area and how much rental yield can be generated, if their HDB is located in CCR then it will be potentially good for rental, but if is in a populated HDB estate then that could be difficult.

Newest BUC cheap PC mostly located in OCR, a investor who stay in CCR HDB may not be getting use to stay in a faraway OCR PC.
Even one drive he may worried about raising COE.

Currently situation,the con out weight the pro in such investment.
Only those already clear up their housing loan are capable of doing so.

What's good or bad about skypark compared to neighbouring ec in woodlands or yishun ?
