If every user in this forum post asking people to pm them in order to get information. Then might as well don't use a forum go to face book or other private media.

Forum was created for like minded people to share their experience openly.

If one is considering overseas investment, i would strongly encourage that they have a "stable" base in Singapore.

In short-

1) Adequate insured with various Insurances, i.e. H&S, CI, etc
2) A "Reasonable" pool of investment in Singapore, (i.e. Stocks, property, etc)
3) etc etc.

In line with what you get with S-REITs.

Wait, you forgot that the reason why people would buy property instead of S-REITS is that the property can be taken as a collateral for a loan (i.e. borrow money to buy the property) from the bank at a very low interest rate.

Although it is possible to pledge shares in S-REITs for a loan, the interest rate is more punitive.

So the possible rate of return would be anywhere between 2 to 5 times S-Reit dividend yield if the property investor is experienced.

From what I observed, people looking to rent mid- to luxury condos are typically foreigners (working expats or retirees) or thai-foreigner couples. The rich Thais would have their own condos (and probably, a house for weekend). For lower-end condos, you may find foreign teachers or students or working Thais as tenants.

Thailand has perhaps one of the lowest occupancy rate. maybe 2nd to China.

eg. a building with 100 units, Thailand has only abt 14 geniune occupants. The rest are investors for rental or net appreciation. U wait slowly wait and wait until u die loh..

It depends on the location, what you buy and at what price. Same basic rules for property-buying apply.
