Lian Beng

Not sure whether got this thread, if exist, pls help to delete this thread.

Did anybody look into this share? I know winorlose bought it a while ago and sell it yesterday. After I see this ah beng ah lian shares, I think quite good leh, low PE and got many good and positive news.

Just vested today, did anyone jump into this boat as well?

Jumped in at 0.50. Jumped out for some quick kopi money after share buyback announced. Might jump back in again.

Lian Beng’s achieves FY2016 profit to shareholders of S$102.9 million, proposes S$0.02 per share dividends
  •  FY2016 profit to shareholders maintained above S$100 million as in FY2015 mainly due to higher share of profits from associates and joint ventures (JVs) which are profit recognition from residential property development projects NEWest, KAP Residences, The Midtown and Midtown Residences, office units strata sales of Prudential Tower in the period and one-off recognition from Eco-tech@Sunview
  •  Group proposes first and final dividends and special dividends of total S$0.02 per share, matching those of FY2015

With the interim dividend, the total will be 3 cents or 6.1% after today run up to 49 cents. PE of only 2.4 and NAV $1.09. TOP for the Mandai Foodlink should be very soon.

yea.. that one.
i had an interesting conversation with some uncle who started a business in property development as well and he didn't have very nice things to say :s13: it was him that prompted me to investigate.

A WHOLLY-OWNED subsidiary of Catalist-listed construction contractor and developer Lian Beng Group Ltd has secured a contract for construction works on a proposed condominium development in Singapore.
The S$136.8 million contract was secured by subsidiary Lian Beng Construction (1988) Pte Ltd through a tender from UVD (Projects) Pte Ltd.
The proposed development - located on Lot 06521X MK17 at Potong Pasir Avenue 1- will comprise three 20-storey, two 19-storey and four eight-storey residential blocks with car parks and ancillary facilities.
The contract was awarded for a period of 38 months and construction works are expected to commence in December 2017.
It is expected to have a positive financial impact on the net tangible assets per share and earning per share of the group for the current financial year ending May 31, 2018, the group said in an aftermarket exchange filing.
As at Nov 28, 2017, Lian Beng's order book stood at approximately S$836 million.
Lian Beng shares closed S$0.03 or 3.9 per cent down at S$0.745 on Tuesday.

LIAN Beng Group announced on Tuesday that its wholly-owned subsidiary, LS Construction Pte Ltd, has received a letter of intent for a S$199.5 million building contract to be awarded for a proposed flat development at Serangoon North Avenue 1.
The letter of intent is from Oxley Serangoon Pte Ltd, in which another Lian Beng Group subsidiary, Lian Beng (Serangoon) Pte Ltd, holds a 20 per cent stake.
The contract period is 40 months and is expected to start in November 2018. The development is made up of seven blocks of 14-storey residential flats, three blocks of two-storey strata-landed townhouses, five commercial shops, two basement carparks, a swimming pool and other ancillary facilities.
Lian Beng Group said this contract is not expected to have a material financial impact on its net tangible assets per share and earnings per share for the current financial year ending May 31, 2018.
Including this latest contract, the group's order book stands at approximately S$1.04 billion as at Dec 19, 2017. This will provide a sustainable flow of activity through FY2022, the group said.

LIAN Beng Group announced on Tuesday that its wholly owned subsidiary, Lian Beng Franklin Investment Pty Ltd (LBF), has inked a deal to sell an Australian property that it purchased in November last year.
LBF will sell the property at 50 Franklin Street, Melbourne, for A$90.15 million (S$93.5 million). It had purchased the property for A$51.5 million.
The property is a freehold property with an 18-storey office building, comprising 18 strata lots, situated in the central business district of Melbourne.
"This proposed disposal is an opportunity for the group to realise good value for this overseas property investment as well as to enhance its financial position," Lian Beng Group said in its press release.
The construction group's executive chairman, Ong Pang Aik, said that the group was pleased with the capital appreciation of its investment in the Franklin Street property. "Thus far, our overseas property investments have brought in positive returns. Together with our construction order book currently at S$1.04 billion, we are optimistic looking forward," he added.

THE following companies saw new developments that may affect trading of their shares on Monday:
Lian Beng Group: The construction and property development group said after the market closed on Friday that net profit fell 43.2 per cent to S$3.2 million for its second quarter ended Nov 30, 2017, due to higher cost of sales and higher distribution expenses and finance costs. Net profit for the first half fell 33.7 per cent to S$12.2 million, partly due to its lower profit margin from the construction segment, but also because of the marketing and leasing agent's fee for its investment property at 50 Franklin Street in Melbourne, Australia, and higher finance costs due to its increase in borrowings to finance the purchase of investment properties and securities.
