how come market so bad yet the new reits all can list at above NAV ah?

yea lo tempting, thinking this or reit etf but most likely i get the etf. later rights issue i no money then gg
So many REITs issue rights at around the same time.....pricing sure chaotic!I have the same concern.....imagine if the REIT etf existed during the GFC in 2009.....So many REITs issue rights at around the same time.....pricing sure chaotic!

the ETF itself will not have rights issue
same as STI ETF, never has it done rights issue before
if it does the fund manager will be fired!

I dunno how etf handles rights issue......but I assume if many REITs in the etf issue rights at around the same time.....it will wreck havoc on the etf price?
So, if the REIT etf is going to be launched.....I hope they start conservatively with quality REITs with healthy gearing and strong sponsors....bcos in times of crisis, we need the sponsors/parents to subscribe to the rights too.....
My suggestion - include the CapitaLand, Mapletree, Ascendas and Frasers families plus Suntec. Leave out the rest.

heng ah, imagine 20 reit ask for rights issue. then the etf ask for rights issue from us. kaboom![]()

So the ETF manager will not subscribe to rights of the components?
