What happen.. smart home but not smart?

Inz residence is brewing a saga due to its smart home claim. Those that interested in Qing jian development please do your home work gao gao and don’t blindly trust their claims.

Anyone submitted your defects list? How’s ur experience with the contractor?

The contractor is another joke, purposely don’t fix your defect until time ran out and you give up.

Be very careful when considering Qing jian development. From top to bottom all not honest.

Your lawyer should have advise you that if developer refuses to fix defect reported, you have the right to hold back the last 5% payment and use it to engage your own contractor to make the fixes.

Wouldn't the bank have paid full to the developer? What holding 5% power do you have?

No bank disbursed full amt to e developer. Is always at a percentage at diff stage.. and e bank only disbursed when e lawyer informed them to do so.

Also there is certain clause in the sales agreement that if the developer failed to rectify e said issue after all necessary steps taken, the owner can engaged their own contractor n bill e developer or main con on cost incurred.

Wouldn't the bank have paid full to the developer? What holding 5% power do you have?

Sorry, it's 15%. Your lawyer should have sent you the necessary information when the condo has TOP and is ready for key collection.

What should I do when there are defects in my new home?
You may follow the steps below, which are based on the terms in the S & P agreement:-

Step 1:
Give advance written notice to the developer highlighting specific details of the defect(s). If no response is received by one month from the date of notice, proceed to Steps 2a and 3a. (The notice can be in various forms e.g. developer-issued inspection form for reporting defects, letters, etc)

Step 2:
Make arrangements with the developer to either conduct a joint inspection of the defect, or fix an appointment for the developer to carry out necessary repairs if the inspection is not necessary. (Please note that to agree on a suitable time for repairs to be carried out, coordination by both parties is required.)

Step 3:
After an appointment has been fixed, contribute by helping to ensure that the area for repair has been cleared, to facilitate the smooth completion of work. (This will help prevent damage to your furnishings and belongings while repairs are being carried out.)

Step 4:
At the appointed day and time, make sure that someone is in the premises to grant access to the workmen to carry out rectification works.

Step 5:
Acknowledge to confirm that repairs have been carried out. (This will help all parties to account for the status of the work and prevent any complications that may arise. Additional defects may be dealt with in the same manner as described above)

What if there is no response from developer?
Step 2a:
Issue written notice to the developer of your intention (Notice of Intent) to rectify the defects and also provide the estimated cost of such work.

Step 3a:
You may commence your own rectification works if the developer does not carry out the work within 14 days from the date of notice, and recover the cost from the developer. The cost may be deducted from the sum held by the Singapore Academy of Law as stakeholder for the developer.

Wow this is very informative. Thanks! Wasnt aware of such a clause.

Hope the Inz owners managed to get this fixed, heard that the saga is still on-going. I dont understand why QJ dont want to fix this asap but rather bring this against the owners (from what I heard). Wont this damage their reputation? They are still trying very hard to sell JS and is even giving more discount now.

I actually went to the Inz opening last weekend. Quite impressed by the facilities given. They even have classes and in-house cleaning service. Design and space is better. Actually made me doubt if I made a good choice with Sol Acres.

Anyway, the pricing is indeed more expensive. Agent assure price will go up after MOP due to the Tengah new town, HSR, jurong CBD and JID. Tengah will have a MRT and likely near to Inz.

Maintenace cost is also quite ex at $350. Classes and shutter bus service is only free for 1st year.

It is also surrounded by new BTO and facing the forest now. The new forest town will be interesting. wonder if they will be another EC inside the new town. The development of Tengah will take another 7~8 years.

If TS buying for own stay, do consider the cost.
If thinking of flipping, need to think twice.
Thinking of selling your sol arces? Profits in the market for selling now is about $400,000 to $600,000 depends on the type of bedder you owned.

just found out that this EC MOP end apr 2024. I just went to view last weekend, the facilities is impressive man. you can pm me if you're interested to know the available units there and we can check it out together ? ;)
