i only go balestier for lightings, but tried the BTK for BT and RV, both taste the same..and expensive lol

I am not promoting boutique... agree that transactions and appreciation better for bigger development...

However. I feel boutique more like lifestyle... if you like Low and landed feel (especially if your neighbours are all landed), and yet you can use basic facilities like pool and small gym and you are the ONLY one using most of the time...

According to my Friend, who likes the lifestyle, the pool and facilities feel very personal and private, like you own and only you use....hardly see anyone using and gives a very peaceful and quiet personal enjoyment..

Unlike crowd and screaming kids (especially weekend) seen in larger development..

My Friend in landed enclave was so worried when we talk... lower your voice.. the whole estate can hear you...ssshhii

Could be just invitation for offer but not mortgage auction. There are different type of auction. If they put this way, more audience will come, but again price may not translate to bargain.

yea but i rem annual income of this range is for top 10 or 20% of singaporeans, so majority dont have the privilege. At best we can combine investment + quality of life together, but placing 100% weight on appreciation is tough sell to me

i visited TV and have owners offering $15xx for subsale, similar for daintree at $15xx PSF for units near substation, true i might be able to enter at very attractive prices but i dont want trade off livability for money

i thought bank auction will do a fire sale below market valuation since their objective is to get back cash from collateral and not to maximize proceeds for owner, $17xx psf at 3rd floor how to sell..may as well go propertyguru and lowball the owners.

the bank also need to maximize the selling price, especially if what is owed to them exceeds what they can actually get back from the sale mah... iirc property auction listings success rate is below 5%...

If you believe in FS and paid a fortune, does the next buyer believe as much as you to pay a premium?

Just like ... if you pay high price for a high floor view and good facing... do you think the next buyer appreciates as. Much and pay you much more premium than your neighbours?

true also usually the collateral exceed amt loan to buyer, and once it fall below bank will do margin call failing which bank will repossess the unit.

Issue with reflections is the valuation plunged so much that it triggered margin call and owner unable to topup, hence repossession

and you are right unit now is probably worth less than the amt loaned so bank likely have to do a provision or writedown.
