the singles and aging population is growing, will the demand for smaller and lower quantum units in the future grow?

yah i think the demand will continue to grow
But the new supply for small unit also keep increasing so...

Actually rate of increase in supply will reduce as new development in ocr and Rcr needs to comply to a higher min size based on ruling.

some launches have even removed 1 br type completely. You may be surprised to find that the rate of new supply of 2 br in ocr/ Rcr has increase more than 1 br over the last couple of years.

you have a very valid question.
Will this group of singles, DINK and couples, young and old increase?

of course, people want and like bigger units, the question is $$$. Can everyone afford and want to upkeep very large units at every stage of their lives?

Actually the demand for 1 bedder is not high in the past one year. The target group for 1 bedder are finding it more and more difficult to buy at > $800k as most of them are young & limited loan capacity. So this group turn to renting instead.

I noticed developers are really cutting down on 1 bedder within their projects. Their logic is now my 1200 sqft 4-bedders can sell at the similar psf as my 500 sqft 1-bedder, so why need to build more units !

if you keep a close lookout, psf of 2-4 bedders in some projects have exceeded 1 bedder e.g. in parc clematis on launch, one reason why developer launch one bedder is to keep quantum affordable and raise profit margin through higher psf, but if market is willing to pay for larger units at higher psf, there is no rationale to build 1 bedder anymore

The only exception i see if stirling residences where 1 bedder still selling at $2.4k psf, but general trend now is a higher psf for large sized units.

So those looking for resale can highly consider larger units where psf is at a nice disc to smaller units in the area. But dunno this bigger units preferrnce trend will taper off or not ah

no one know if the wfh trend will hold, some predict hybrid work is here to stay and going drive demand for larger homes, whole some feel normalcy will set in and ppl will return to offices gradually siphoning off demand for larger units. For me i feel sweet spot is just to get a 3 bedder of 1k sf, not too big or small to fulfill family or wfh needs

nowadays you see all the new condo having a conference room or coworking workspace as part of their facilities, hybrid work is probably here to stay

I feel growth of more remote job opportunities from tech companies overseas and also young generation moving into online content (tiktok, youtube etc). Should continue the trend just dunno if now is front running the curve too much just bcos of extremes set by covid.

Look at recent news of Apple employees refusing to return to office after CEO Cook said so… something like “ I rather be jobless than go back to stuffy office..” lol

Perhaps this will influence us over here..

Needs the efficient layouts. 1000-1200 sf is optimal with 3 BR or 3BR+S…. The older designed condos about 1500 sf with tons of bay windows and planter boxes … I don’t think they will be favoured much.

For this P.C NSZ have shared he walked away because the larger units have much higher psf than the 1 BR. No support .. iirc

I know someone who works in apple singapore. Yah say colleagues in US pissed. Alot really threaten to quit.

Jp morgan also setting some precedence to allow hybrid. Imagine u can attract/retain talent just by hybrid/remote arrangement and not just depend on throwing salary dollars.. haha. Dollar savings may prevail in the end.

Hybrid is here ti stay one. No need to listen to those ppl who say otherwise. Even doctors/ surgeons/ lawyers/ accountants etc can do hybrid. Unless you are like pilot, air stewardess but even if these ppl don’t fly, they can be home right?

I think 1200-1400 spot may be interesting. Those from 5rm hdb will feel like upgrade ses and upgrade size also... 😆

Higher and higher absd less ppl can invest multiple properties, most ppl when manage to whack 1, i think wud mamimize as much as possible... again roughly feel (idk) that new gen wont be so onz on property investment compared to stocks/crypto/roboadvisors etc etc.

yea support from 1 bedder quite impt, if large units are selling higher than these owners are offering support for 1BR instead, sometimes 4BR is OK to have a premium because of pte lifts and more atas finishings, but if all the 2,3 and 4 bedder have higher psf than 1BR need to watchout.

I think Stirling subsale can do so well is because the 1BR is offering support at 2.4k psf, so buyers still ok to pay around 2k, look at whistler grand all the 5-6 subsale 1BR is at 1.5-1.6k psf now, very hard to convince subsale buyers to take the large units at higher price.

nowadays strawberry generation very demanding one, no hybrid or wfh they quit liao..now they want work life balance, yolo and high pay, dont mind to rent instead of buy. Very vocal and wont accept whatever 996 unlike the older gen last time..

i think this may ignite interest in Dual key again, there are just that much one can do to skip absd, its either u decouple, do a trust, or get a DK..there is no other way to avoid ABSD and i think govt is not going to remove it ever...

but also consider incoming higher property tax on AV if bigger unit. So yah i guess 4 br dual-key OCR kind could be the sweetspot

Actually property fundamentals have changed. For example if you buy a studio, your immediate market shrink to just retiree or single. This hybrid work model requires space and min is like 800 sqft. Last time the idea is you are just sleeping in your own condo so just a 300sqft is ok. Now no compromise. The wfh hybrid model is here to stay..

Some may argue that my job doesn't allow wfh....Unfortunately this group of ppl may unlikely to be in the 20 per cent condo segment
I think we will see the rise of 500 sqft 1+S units. Perfect for singles as there is a work from home space & Low quantum.

Young sg professionals prefer to live independently if they have the financial means to.

Why would I accept 996 if I can get a equally good paying 965 job 😂

For me, my preference is ‘get work done’ culture. When there’s critical work to be completed, I don’t mind working late to midnight. If there’s no important work, I just monitor my phone Outlook & teams, chill around and do whatever I want at home.
