Most of the agent efforts is spent on competition against other agents. And not ok providing value to their client.

that is a natural phenomenon when the service is overpriced. So it’s not that they shake leg earn good money nowadays. It’s because that was the case previously, so a lot of people rush in to be agents. Hence you see the over supply of agents, and most of them are spending time to sabo or spend money on marketing to get eyeballs. Very little is spent on providing value.

hence this market disruption by this company is threatening the entire market structure that is centered on spending 80% fighting each other and 20% serving customer

there need to be a benchmark to gauge these agent value, moi suggest hitting the 75th percentile of transact price for past 1 year for that area or block to be even considered a value service

when in fact these useless agent are just leeching and eroding buyer/seller's profit

Start to kill each other liao. After this will be different division kill different division. Then take all the agents to work under them like mlm. More agent more money for the top pyramid

The stockbroking industry comes from 1% till now.. 0.08% or lesser .. why not insurance or property industry? :unsure:
Hope property industry will be disrupted and commission move to transparent flat fee structure. Sell one unit pay them $20-40k not worth. Those bigger condo commission even as high as 60-80k.

Are they really bringing 40k value? If the buyer don’t like unit, no money can they talk until the buyer say waseh love this unit! I buy today!

then they showflat also commission is as high as 4-6% then keep bringing ppl there

Market rate is not enforceable. Just a guideline. Charging lower than market rate is disrupting a market which is good. Never see agents kpkb when grab disrupted the taxi market.

Hdb should have an all in one portal that lists all hdb for sale and facilitate transaction services at a fee. 0.5% each from seller and buyer. Ie they become the king of agents. Imagine the revenue they can earn.

You'll see 999, 499, maybe even 199. The whole property transaction market becomes like a wet market.

It is a wet market what. Just add one salesman to make the good look more atas and worth paying more. Question is, is it really so?

Never assume that your agent is working in your interest but more towards his commissions and top awards
Homeseller is a good avenue for HDB sellers but not for private property owners as 0.5% commission of sale price is payable to cobroke agents
Where is the guideline for pte owners having to pay 0.5% to cobroke agents? I haven't found anything on this. Seller only pays their own agent whatever is the arranged fee.

brought moi for $300k. Till now hab not seen a bird come to moi area yet.

hopefully Govt can impose cap on fees, perhaps will be able to control housing prices too

Suppose this is a CEA problem, let the investigations follow its due process..

If this is an agency problem, a simple matter of changing agencies.

Once upon a time, Propseller, Ohmyhome also have low fixed fees before their current model.

For any other thing, time will tell.

Market comm rates exist for a reason. If one is allowed to market whatever low fees he fancies, 1999, 2999, 3999 or whatever, what happens next? You'll see 999, 499, maybe even 199. The whole property transaction market becomes like a wet market.

Agent is damn smelly one… the one I shared, asked me for additional 1%! If not he bring his buyer elsewhere (because newly TOP lot of competition)

End up I paid additional 10k plus! So that my agent can close deal

what I gather is that
u pay 2% for the agent to stand there during viewings nia.

Some don’t even come for viewings or do open house to save their own time and reject ppl who cannot make it for open house date and time.
