Condo price in Singapore(those looking to buy in 2024)

Yea recently property lim brother yt channel show data that listing of property drop quite an amount for HDB and landed while condo listings spike up... Mean condo supply is increasing... Supply increase price drop

if there's a need to sell like a biz to earn revenue, maybe.

if the big supply but everyone with holding power with no need to sell, very hard for price to drop.

As you can see here, there's already people trying to "lowball" meaning a few percent drop from asking or last transacted price, there's enough demand to support the market for a while.

only a recession and forcesale can cause the price to drop.

I don't think low interest rates u saw 10 years ago will come back anytime soon in the next few decades.

It may take a long time to recover so I don't think it's good to fear missing the boat.

For now, many may just put their $ into Tbills/bonds and earn on the interest.

Despite having good holding power, there will be those that see that it's becoming a negative asset.
With the high property tax, higher interest , increasing maint fees and unable to rent their properties out.

These are the big factors that could change the tide.

If you are not interested to buy properties, then fair enough. But if you are, then when do you think is the best time to buy?

Buy properties is not a 3 months 6 months thing, you need to hold at least 3 years to clear the SSD. So you need to be forward looking.

What will happen to properties in 2027 is what you should be looking at. Not what happens today. You think the properties prices will go up or down in 2027?

People read abit of news then start jjww liao. Go into the market and see, got cheap sale for good units or not? If you really can find, but still don't buy because of abit of news, then better to get out of the market and go into something you know better.

If u are selling, he'll tell u this. But if u are buying, he'll tell u prices going up fast better buy now.

Dunno about condo but HdB still hot

If hdb is hot condo will be hot. It's a cascading effect:
Sell hdb buy condo.
Sell condo buy 2 condos
Sell 2 condos buy landed.

Hdb rental price stable, going down soon once rts up.

So after 1 yrs rts open, u c.the price drop or not?

If it still go up, those from indian,philipines, taiwan, china or myanmar work go back hometown work. Bring all the skillset and open company or branch by mmc.

Then c hw sg die. By tat time, even $100 hdb room oso pple dun wan. Cos all move out liao. Elderly mostly pass on alrdy.

Would avoid 1bedder/studio cos market quite saturated... but for 2/3br in rcr/ocr will still have some capital appreciation even if not as much as before

The biggest owner of land in Singapore is the government. They choose the highest bidder for the land. They can even reject all the bids. In addition they know to control the property market via ABSD. In other words, they make maximize revenue with almost zero risk, anyway most land goes back to them after 99 years. Given these conditions and governments ability to cool the market, prices come down only in worst cases. But if one is able to hold on for long enough, the prices will bounce back. I believe the property is a bad investment at this point in Singapore.

yes what i meant is they sell at lower profit to go for new launch and not selling at loss.. the question here as nothing to do with holding power is about the new launch that they want to go for.
