actually for $4.5M, it is quite a good price for a brand new house. even if own-self buy an old corner terrace and rebuilt today will likely cost more than $4.5M
what's the land size that the gate can't close?Hi all, i am currently looking at the thomson garden area landed ( the jalan hari raya, pintau, chegar etc..). Location seems solid with it 1km within 2 branded primary school, near shunfu market/hawker and the nearby HDB amenities (coffee shop, clinic etc..), walkable to mrt and busstop ... also it is a 3 storey landed zone
Below 4.5mil seems to be able to get a decent condition terrace for a family of 5. (with minor works probabbly)
however, i noticed most of the land there are small sizes. if park a continental car, most of the gates cant close. and while 4.5mil quantum is palatable in today market.. it also means the psf are like 2500psf above. (condo psf)
Do you guys think is a good buy still in this area? or i should start looking at other areas with 4.5mil budget.
ps: i try looking at other landed enclaves but either they are not near mrt/bus stops or not near amenities or very original condition..
or maybe i should just go for 5 bedroom condo instead with my limited budget? hahaha

if you can get a house with a bigger plot of land for the same amount of money, why do you want to get one with a smaller plot size?been to a few around there ranging from 900sqft to 1700sqft... most cant fit a car fully in.. though agent say outside can also park 2nd car since no lines..
will that be hard to sell next time? like a strict no go to most buyers? or just a small pain point?

while there will be buyers for these houses with smaller plot sizes, the pool will likely be smaller.
a corner terrace is basically a semi-d house so technically it is better than an inter-terrace. of cos if comparing based on same plot size, the built up area for a corner terrace will be smaller due to the size set back but you get better ventilation and more natural lighting compared to an inter-terrace

If your new enclosed area is between your building and the set back line (2m from boundary line) then should be ok. Note that any wall (constructed using glass or brick) must still adhere to the 2m set back from the boundary though you still can have a 1m extension from this new wall into the set back areaHi guys, I’ve been musing about how to utilise the outdoor space in my irregular plot and have got a couple of questions: if I were to build a legal glass canopy (respecting the setback boundaries) on the ground floor am I allowed to:
1. Build glass curtains/iglass along its boundaries?
2. Build an air-conditioning unit within the canopy?
