developer bought the land at $4.4m, if they manage to clear both units at $4.5m each, still got $1m plus profit after taxes and construction costs, not too bad

- Price: S$5,200,000
- Property Size: 2391 sqft
- Land Size: 2166 sqft
- 5+ Bedrooms, 5 Baths

The build-up looks weird. Already super small still go put in a big car porch.

Buy already very hard to offload in future. In a way, worst than those facing mainroad (at least those are quantum play and can rebuild).

car porch size seems to be standard size based on URA minimum requirements for setback.
2391sqf is about a corner terrace size

actually for $4.5M, it is quite a good price for a brand new house. even if own-self buy an old corner terrace and rebuilt today will likely cost more than $4.5M

Exactly... there is some value in it.
The build cost will exceed a mil.. and a semi d has some status...

Hi all, i am currently looking at the thomson garden area landed ( the jalan hari raya, pintau, chegar etc..). Location seems solid with it 1km within 2 branded primary school, near shunfu market/hawker and the nearby HDB amenities (coffee shop, clinic etc..), walkable to mrt and busstop ... also it is a 3 storey landed zone

Below 4.5mil seems to be able to get a decent condition terrace for a family of 5. (with minor works probabbly)

however, i noticed most of the land there are small sizes. if park a continental car, most of the gates cant close. and while 4.5mil quantum is palatable in today market.. it also means the psf are like 2500psf above. (condo psf)

Do you guys think is a good buy still in this area? or i should start looking at other areas with 4.5mil budget.

ps: i try looking at other landed enclaves but either they are not near mrt/bus stops or not near amenities or very original condition..

or maybe i should just go for 5 bedroom condo instead with my limited budget? hahaha

been to a few around there ranging from 900sqft to 1700sqft... most cant fit a car fully in.. though agent say outside can also park 2nd car since no lines..

will that be hard to sell next time? like a strict no go to most buyers? or just a small pain point?

also, may i ask same building condition and same land size, should corner terrace psf be worth less than inter terrace since build up area is smaller?

if you can get a house with a bigger plot of land for the same amount of money, why do you want to get one with a smaller plot size?

while there will be buyers for these houses with smaller plot sizes, the pool will likely be smaller.

a corner terrace is basically a semi-d house so technically it is better than an inter-terrace. of cos if comparing based on same plot size, the built up area for a corner terrace will be smaller due to the size set back but you get better ventilation and more natural lighting compared to an inter-terrace

Its quite unlikely that the gate can’t close if park conti car unless the house is on a raise ground i.e. few steps up to the house?

i think is cause they are type2 terraces hence the set back from the wall do not need to be alot.. i saw a few brand new at macpherson area where they just do away with the gate (basically maxed out left like 2m only)..

the ones i saw at thomson garden mostly still have a small car porch though i see the current owner cant lock the gate with his audi car inside.

2) slightly more original with 2 storey bigger land size inter terrace.. (can park 1 car nicely)

both roughly around the 4.5mil mark around same vincinity.

i will have thought option 1 easier to exit in future since most ppl prefer hassle free move in.. then to do a gut reno. plus small land size= lower quantum then higher pool of demand also ( cause 4.2 vs 4.5m may make a difference to most ppl?)

between the 2 option, which u will prefer personally?

Cars parking are secondary to me. For my current lifestyle.

between the 2 options i look at number of rooms vs family settings. you can buy or sell car easily but you can’t add or remove room as and when you want.

You can provide exact land size or the difference in land size?

Reno works will wear down over time so your move in condition now may not be so good when you are ready to exit.

Even though corner terrace is preferred, bigger land size will still be better. You can renovate or rebuilt the house but there’s no way to increase the land size. Ultimately when both houses become almost zero value in terms of the structure and contents, you will likely get more returns with a bigger land size

Hi guys, I’ve been musing about how to utilise the outdoor space in my irregular plot and have got a couple of questions: if I were to build a legal glass canopy (respecting the setback boundaries) on the ground floor am I allowed to:
1. Build glass curtains/iglass along its boundaries?
2. Build an air-conditioning unit within the canopy?

If your new enclosed area is between your building and the set back line (2m from boundary line) then should be ok. Note that any wall (constructed using glass or brick) must still adhere to the 2m set back from the boundary though you still can have a 1m extension from this new wall into the set back area

This is #43 a corner unit. Understand it's now sold. At $4.5m for a brand new house it's an amazing offer. The only catch was any prospective buyer needed to exercise the sale by the end of the month. Ultimately there are lots of cash rich SG citizens around and ready to buy when they see a good deal.

#41 was previously sold.
