The most pragmatic way to solve HDB affordability issue to do reduce size and lease.

just go back to kampong style sua. Already have blueprints, can based on army camp design. Build bunk sua.

IMHO.
PR cannot buy new HDB. Smaller flats, cannot rent out. So PR end up paying more? 🤔
The existing pr become citizens....each year some 25k converted. No need all buy, just 50% will do + true blue sinkies. This for btos.

If singles can only buy 3rm, a certain % of the demand will drop for 4rm and above. With demand shifted to 3rm resale, price will move up, causing the rest to follow suit. Something that hdb is trying not to let it happen. But since elections over already, let it go..

With prices rising across board, annual value needs to be updated, means property tax will also rise.

1. BAN 1x new SCs that are over 35 to purchase resale, what the ****, why do we need a foreign SINKs to take up public housing that should only be reserved for local born citizens?
2. BAN 2x new SCs from BTO, they can buy resale. Sorry, you didn't go through the singapore education system, nor grew up the singaporean way. Want public housing to raise your family here? go private or HDB resale (this should entice both of you to convert PR to SC and drop your home citizenship)
3. BAN 2x PR from buying resale, want to buy HDB? convert, both of you, see point 3
4. Priority for BTO should be like this: SG-SG (male served NS), SG-PR(Male served NS), SG-PR (female sinkie who decides to spoil the bloodline marrying and breeding with amdk or ceca)

It's a supply and demand problem. While reducing lease time you're not increasing supply, the availability of housing is still the same.

You either decrease the population or increase the supply by building more housing.

In the USA housing price is falling rapidly because of the deportation of illegal aliens. The demand drop because less people require housing.

The problem with Singapore price problem is the government is importing foreigner to help keep prices high.

Around 2011 period, to solve the rising prices, they did stupid things like rebuilding 3room and later 2room to balance the prices because 4rooms were too high.

Now WP wanna talk about shortening leases. When prices for shortleases also go up, then do what? 10 year COEs for houses?

WW3 soon, thus eventually everything will worth nothing not even HDBs will be excepted. Hard reset is the best solution.

Hdb is SUBSIDISED housing , re-think-
-why subsidise new citizens? (did NS? )

-why subsidise CHILDLESS? ( after wife age50 menopause, can move out/return profits to HDB)-childless couple no need THREE bedrms+living hall +dining hall.

-why let ple profit Second BTO ( unless couple has 2-3-4 kids. Few families more than 2kids; mostly No kid/One kid.)
