I remembered 1 year my kid needed national day tshirt. Went Baleno thought cheap but it was $39.90 or something stupid for just a red Tshirt with some national day prints.

Are they crazy?

These are probably large scale garment manufacturers who does for others and just put a logo for own brand and sell

They long lose out to the fast fashion like Zara and Mango etc who churn out new designs every 4 hours at cheap prices

Even the non fast fashion brands like the CK will also come out with new designs and ideas

These people largely don't

Even the smaller players also follow suit to Jack up rent
Anyway heard its very very bad

If PAP is any good , can always set up a few malls , actual malls and not HDB malls & rent reasonable rates
