Anyone know where is the Cheapest Condo/apartment with Swimming pool in SG?

In terms of PSF?

99 years or 999 years welcome

I think it would be the popular area geylang.....


any other places?

Hi estuff88.blogspot, it really depends on your requirement and your budget.

if you're talking about cheapest, i believe definitely not a resale unit, a new launch project will suit you better. then again, new launches usually takes between 2-4years to complete depend on it's development size.

But if you do require direct moving in, then a resale will suits you.

then again, if your requirement is not to move in within month's time, new launches in geylang area are snapping up from 5xxk only.

how can a brand new be cheaper then a resale? All the developers are aiming for the highest psf possible and it has been record prices every month.

Only in resale and for tenure which is less than the 99yrs (maybe left 70-80 years) will u find lower than market prices, put on sale by owner.

Since you've asked, i'll be glad to share them with you.

Of cause, not all new launches development units are cheaper then the resale market.

And a brand new can be cheaper then a resale when it's smaller in sqft, and it's on "Cost price"

Compared to resale, the prices have gradually increase by the multiple sales and purchases, hence it will be higher then a new project.

Developers will match the current market rates but not over the rates nor under the market rates.

However, if you were to compare literal Brand New with Resale, of cause, Resale is possibly cheaper. But in this case, they're projects under construction.

Also, it will depend on the buyer's requirement and budget as well.
Certain old resale units might match him depending on his specification of requirement,

Did you notice the cost price was on "cost price" ? What i was trying to say (i'm sure you're already aware of cause, but being sarcastic is what you're trying to do so you'd probably portray you don't) is that the these buyers for new launches project are the "Cost Price" holders, not developer selling at Cost Price.
(When "" is involved, it usually doesn't mean literal, fyi)
I've already mentioned, developer will match and sell at market price, hence, that answers you. And no, no one's an idiot unless one's trying too hard a smart alec for onlookers to watch.

New launch definitely cost more than resale, given the same set of location, finishing, etc.. this is a very obvious common sense fact that is happening.. Anyway, everywhere also like that..

cheapest 1 bedder condo definitely won't cost 700+k unless you are talking about good location.. recently-launched 8 courtyards 1 bedder cost 400++ k only..

Hi linchong84, my apologises.

the 1 bedder i mention that are from 7xxk onwards are units that are within 500metres from available MRT.

There are defnitely units lower then 7xxk.

On my post, the 7xxk i mentioned was referring to resale, not newly launched projects.

newly launched projects 1bedder starting price can be from low 4xxk.

Certain new launch projects are definitely more costly then certain resale, however, it can be the other way around for certain projects and resale situations too. It depends.

Just like Centra Heights,Royce Residences,Melosa,8 courtyards which have been launch recently, their 1bedder are only from 4xx-5xxk. There isn't much perhaps not even a few units u can get at that kind of price.

If anyone here do require a agent for their enquiry, i'm sure there are numerous reliable agents in the market willingly to assist you. If you want a pretty vase little girl with no sufficient experience in the industry to assist with your million dollar investment, sure, go ahead if you're confident with it. Non of my post has been to poach business.

My purpose here is to answer inquiries from confused buyers and sellers,if there's any. Preventing them from making mistakes in their purchase & investments.

Centra Heights @ Sims Avenue: typical units was sold out in a day during the soft launch. total units - 121

Lafleur @ Geylang lor 26: fully sold out in weeks. total units 58

Melosa @ Geylang lor 28: fully sold out in weeks. total units 54

Reason being: New upcoming Business Hub just beside paya lebar MRT. Paya Lebar Transforming into a next business district in Singapore. Investment potential - v.High
