I agree.

That is why landed cost a lot less than a comparable condo in Singapore This is amazing considering that landed uses land less efficiently than a condo. And in a land scarce country, it is almost unheard of. Just take a look at HK and compare their landed pricing with a condo in similar location.

Any development which use land less efficiently in a land scarce country ought to cost a lot more.

The problem with landed is the low rental yield and only locals can buy.
If you have difficulty with cash flow, then hard to pay for the monthly installment.

Ya rental yield so low already automatically makes it a worse investment, one of the best way to get return from property is to leverage up and rent out, that way at least can make from rental income if property price don't move up.

2.8k sqft with no facilities unlikely to cost $600 a month in conservancy unless very few units.

Long term landed cannot possibly cost less to maintain because condo/hdb got a lot more people to share the cost, for example repainting a condo with 400 units cost around 700k while a semi-D cost around 20k, its 35 times more expensive but there are 400 times more units to tank the cost, you calculate and tell me if its cheaper or more expensive.

I think this is not a like for like comparison. Generally, the larger your house, the more it cost to maintain it. For those living in condos, it is a well known fact that sinking fund and maintenance tends to increase as the property ages.

Even if landed cost more, I would still skew towards 999 or freehold landed. Call me old school but owning one's land is preferred... value would just appreciate down the road and I would have something tangible to leave behind for my kids.

The best part for property investment is still capital gain actually. Hopefully government will relax some cooling measures after the next election, especially if they lost richer Constituencies.

It costs more but not a few hundred times more, and all buildings require more money to maintain as they age, there is no difference.

FH condo can also leave to your kids, no difference...

Coming election would be a test for Heng and the vote count may be seen as a barometer for the people's views on him as the next PM. Tan Cheng Bock's party adds another interesting dimension to Singapore politics. I doubt PAP would get a clean sweep as the current opposition has already established foothold in the constituencies that they are holding. So I think its about whether PAP can increase their share of votes compared to the last election.

Because of 3 attached toilets make you look at HDB Jumbo?

Just look for condo with 3 toilets lor. Convert the kitchen (with attached toilet) into bedroom hence solves your problem.

Condo with 3 toilets is not difficult to find to be honest.

My condo has three toilets. One for me, one for my wife and one for my children.

Outside my unit, there is a MC toilet which is clean and under utilized. When I have guest,I will entertain them at the patio. When they want she she or sai, I will ask them to use the MC toilet.

I will, as usual, filter out some of the replies..

so far, what i gather is:
1) consumption vs investment points of views
2) legacy (or not) for the children
3) perhaps opportunistic renovation ideas on suitably laid out HDB floor plan
4) maintenance costs of landed vs condos.
5) prestige? But this one really doesn't apply to me. I dont even wear a watch :s13:

My view is that you only live once and all the money you have wont goto grave ...

Just buy the landed or whatever you like when you can!

Actually I think it is more costly to maintain a landed when the building ages, unless you just let the landed rot and don’t repair or renovate then different story. My parents’ JB landed house, a lot of things spoilt, quality of living actually drops over time.

My condo on the other hand, coz it is smaller and the previous owner used high quality materials in renovation, so it still looks new. To my surprise, my aunt’s bto now looks more used(mainly due to the toilet) compared to my unit. My condo is 10 years older than my aunt’s unit. Anyway, I don’t think it is fair to compare condo with Hdb, but just saying.

Actually I don’t think there is a significant lifestyle improvement from condo to landed despite of the size, mainly due to the fact that most landed requires long distance walking from bus stop, rarely near mrt station and no facilities. It is harder to clean due to the the bigger size too.
Furtheremore, I cannot really afford car in Singapore.

It looks like HDB built some non-jumboized/non-3Gen units with 3 toilets: the Penthouse Maisonettes (Executive Maisonettes). According to this site there are some HDB units built in the 1990s that have 2 full bathrooms plus a mini bathroom with a toilet. In the sample floorplan the lower floor bathrooms are located adjacent to the staircase, so there might be (re)claimable storage space in the void below the staircase that could be used as bathroom storage -- or perhaps it's already set up that way. The ground floor mini bathroom is located close to the foot of the stairs, so it's convenient for the upper floor bedroom occupants. However, the ensuite full bathroom on the ground floor really isn't available to the "public": it's firmly ensuite.

These Maisonettes can be found in Bishan, Choa Chu Kang, Queenstown-Strathmore, Hougang, and Pasir Ris. There aren't many of them. They probably average about 75 years of remaining leasehold at this point -- not bad.
