3A flat layout design - Feedback please?

Hi all... After many discussions with friends and design iterations, I am thinking of the layout below for my 3-room resale flat. It is currently totally bare... Nothing inside at all.

I am not getting an ID to save cost... Any considerations that I may have missed? Thanks all! :)

Oops, maybe I should clarify some of the blocks...

In the kitchen, from top-right to bottom:
1) Washing machine
2) Sink area - planning this to be built in concrete and with tiles
3) Workspace area + cooker hob
4) Cabinet (standalone, not built-in)
5) (Opp. cooker hob) Refrigerator
6) Table with 2 chairs

Master bedroom
1) King-sized bed with TV and TV console opp. it
2) Mirror + storage
3) (Bottom-left) Computer desk + chair
4) 1-foot wardrobe

Common bedroom
1) 6-feet wardrobe
2) Queen-sized bed
3) Bedside table

Living room (from top right)
1) Dining table + 4 chairs
2) Three-seater + coffee table + two-seater on top of a rug
3) TV console + TV

like quite alot of power points? do you need so many? Each power point cost money.

Flip the position of the TV console and sofa set, living room aircon ducting can be more direct. The light fixtures ought to be the center of coffee table and dining table.
Reduce the number of PowerPoint in MBR, BR and kitchen, each position only have 2x 13a sockets. Data point should be next to PowerPoint in MBR.

like quite alot of power points? do you need so many? Each power point cost money.
I was looking at how much points my family currently use in our house, and trying to put it in my new resale house. I've been questioning it too... Might cut down some...

Flip the position of the TV console and sofa set, living room aircon ducting can be more direct. The light fixtures ought to be the center of coffee table and dining table.

Aware of the light fixtures' "proper" location, but the lights are in their original ones, and I am not planning to move them.

Noted re: data point in MBR... I was debating that too.

The fan coil units in MBR and BR in my flat are placed above the door, this way the walls can be free to place funiture.

Bro, personally the furniture layout of the living room looks OK.. at least can watch TV while sitting on the dining table. Perhaps the living room ac move to above the TV. Easier to do trunking too.

You got awful lotsa powerpoints in your bedrooms. Like every corner there are.. imho.. just keep bedrooms simple and distraction free. Keep the Lights there minimum too unless you really need.

4. Data points next to power points and consider cables management.

5. Bed side table may include power point below.

Oh... Good point. I think I will shift my MBR FCU back there. I originally planned it there, but shifted it nearer to the toilet for easier piping...

Ehh, I'm worried that if the FCU ever leaks, it will affect my TV... So rather not. You'll see that the other 2 FCUs are also away from anything important.

I'm basing the amount of power points to what I'm currently using in my house (well, my parents' house, to be clearer). I'm thinking of lowering the amount though.

  1. Yeah, I'm thinking of moving the MBR one back.

  3. That's the one in the living room. I know it's not that clear in the image.
  4. Good point, I will shift it back to beside the power points. I initially had it together in all of my earlier drafts. (I have made 6 layouts with minor adjustments so far... Haha...)
  5. Yup, that's the plan for the Common Bedroom.
