if the "Find My iPhone" is enabled, then the activation will need the registered apple id to work.

there are ways to "bypass" the activation lock screen, but it does not make the phone usable.

The only way is to have the owner of the apple id remove the "Find My iPhone" remotely or directly.

changing parts inside the phone is very very difficult and not worth it... besides, the flash memory chip is only for storage and does not affect the IMEI... it would be easier to change the entire motherboard of the phone.
