i also headache now.

new condo too small.
wife don't want to stay current HDB for too long.

So best option for me is to sell new condo asap and LL pay 4% SSD.
Adv is after I sell, buying a bigger condo my ABSD drop from 10% to 7%.

but now market no good to sell.
so Another thinking is to keep new condo and look to rent out. sell when time is good. this mean I pay ABSD 10% but I am ok to bite the bullet.

The bigger condo I aim now is around 1.5mil. I have around 40% of the cash on hand.
20% DP + 10% ABSD + lawyer fees + stamp duty etc is still managable.

key is where can I get to loan 80% of 1.5mil rather than 50%.
that why asking for advise here.

The key is the wife. That's the problem.

Do not be overinvested in any one category be it in stocks or property, better to be diversified...and timing of entry is very important for both....I realised I was overinvested in property or perhaps got my timing a bit off when I bought in 2012 and 2013...now have to keep watching the market....luckily got tenants for both investment properties though...

Hubby also suggested the same, to liquidate all 3 of our properties and decouple and buy one property to our name each. then, can live in one and rent out the other for passive income. This is to avoid ABSD. And to deleverage...

Actually, to decouple for 2 private properties, it is also quite a stretch for most, me included....each person must be a high earner to support it...so must think carefully, esp since rental yields are so poor for Sg properties cause they are so expensive, maybe investing in REITS will given higher yields and less headaches. Afterall, REITS are a form of property investment in the form of shares...

Lol, why do I get a vibe that this is a way for you to screw over your husband and control all the money? After all you were talking about post-divorce financing in the other thread...

It was not my idea, it is his...I would prefer to keep all three if possible....just that he is paying his 50% share and only has money to last 5 years of payments and is stressed out finding a job just to keep up with payments... so it is either I help him pay his share which is rather unfair to me or we sell...

Are u even married? Why should he own 50% of the property if in the end I pay like 75% of the huge costs of owning the property...it is not like he is not capable of earning money you know, just a matter of him being choosy about what jobs he wants to do....and we are still not that liberal yet a society to accept males in a female role...esp. when they cannot even do that role well too.

No offense, but I really find your situation hilarious. But like I said, nevermind. Good luck with your properties. I suggest getting a good divorce lawyer who is skilled at milking money using WC, then using that for whatever financial ambitions you have.

No offense to you.
But most wives will not be as sensible as you to say You pay how much you get how much.
Most wives prefer the husband pays everything for the whole house.. and then when WC comes in, she gets 50% of the house and ALL YOUR ASSETS. :)
