Max $100K,I think that should barely cover the roof, toilet overhaul, painting, and some touch-ups to the flooring and carpentry.

it as an investment home or land banking, while still enjoying the experience of living in a landed property hence we chose D27 near mrt & mall. The house was built in the 90s, and the surveyor said the structure is sound, don’t intend to do any A&A. The surveyo also warned me that once I go down the A&A route, even though the house was originally built in compliance with the regulations at that time, the A&A works would trigger compliance with current regulations, which will surely add significant costs.

Also, I think the existing ~4,000 sqft built-up is more than sufficient for the two of us for at least the next 10 years, so we will make do with current house.

huat huat to u. Just curious around what age are u and wife?

In our early 40s, we have to let go of two pvt ppty to get this landed & only cna afford in d27
was there another thread about someone who has purchased a landed and need advice? strangely disappeared

I think 100k not enough for what you plan to do so no need to even think about solar panels.

If you want to redo the whole roof, another few tens of thousands gone. Each toilet overhaul will cost easily 10k or more. Carpentry work isn’t cheap as well.
But since you plan to stay at least 10years, I would suggest to up your budget and do what you want to change now so that you can live in comfort rather than try to save upfront but then fuss about items which you wished you had changed at the start. While it’s always possible to renovate again in future, dealing with the dust and mess will be horrible.

100k can't do roof / solar if you're going to touch the interior
100k for the floors, toilets, painting and general touch up and M&E. Surely you'll need LAN, new switches etc, add another 200-300k for roof / solar project and you may need to redo driveway. Don't forget, old tiles will pop.
As for the roof, the most economical will be to Davco and use a few layers to waterproof the existing roof. Once you touch the tiles, leaks may occur if it's fine now.
Likewise with solar, you may end up with leaks after the solar installations.. think carefully
You may also need 1-2k for the DB / EV charging. If it's old, you may need to upgrade to 3 phase, which is another 10k and up...
Plan carefully, and add 20% minimum for emergencies

Congrats. Im in same age group. Bought a d19 inter terrace in 2019. It was newly built so cant share my knowledge on renovation but regarding solar. Its damn worth especially if you drive an EV.

congrats same age group as well! bought mine in 2025 at d23... inter... 100k wont get you far... mine is built in the 2000s... so roof is flat... 90s roof should be sloping... i spent 80k but only managed to redo kitchen (45k), master toilet (20k), guest & power room toilet capentry and other misc (15k)

eta - my budget was 100k as well (but i do somewhat like construction in my day to day work so i have some knowledge on cost). Key non-nego would be to redo water proofing for any leaking area; functionality over aesthetics for me, my 2 kids room at level 3 are almost as per what i took over since kids when they grow old they may not want how you do up the room

solar; i have done some back of hand calculation.. my upfront cost would be around 20-30k... i dont have an ev and petrol is claimable... my sp bill is 250 a month max... warranty for solar is about 8 years (checked with a frien who installed; thought was 5 years...) taking the mid way 25k / 8 years / 12 mths is 260 per month... not really worth it unless i stay long term... i understand from my friend returning power to grid pays you near peanuts like 0.09cents therebouts?

My solar inverter warranty is 10 years. Panel product warranty is 15 years with output power warranty at 25 years.

Warranty for solar systems will differ from sellers but the revenue for selling to grid part is fixed when selling back to SP.

Sounds like the house you bought was done by a developer who built a roof terrace for the attic instead of a fully enclosed attic maybe to save some $$$. If you have a roof terrace then it does not make sense to do up solar panels

i think your numbers for selling back the electricity sounds more plausible than what my friend said... hes probably not that detailed... anyway the payback for me is low due to my usage

Yes on the roof terrace. my house structure is similar to luxus hills type... one developer build the whole estate... covering up the roof terrace is up to the individual owner

Solar wise also hugely depending on the roof and accesibility
1kwh is about 1.5k ++ for the whole system depending on installer/brands of the equipment thereabout.

Then if need scaffolding is another 1k++, then need see ur consumption pattern also.
If daytime little to no people at home the savings not as much
