Concealed ceiling wiring for downlights in new BTO

As above.

Although I have seen this being done without false ceiling in new BTO flats based on the numerous home tour videos on YouTube/IG, is it actually allowed?

you need a false ceiling else how u embed the lights?
We actually saw quite a number of people doing that without false ceiling. The cylinder of the downlight would be visible. See this video here at this timing (12:03).

I understand cannot do conceal for BTO
conceal wiring on wall probably nope, but false ceiling is allowed without even requiring a permit, make no sense to do expored wiring on false ceiling. Even cornice are used for concealed wiring.

I don’t know what is HDB requirement. But condo can do. My wife initially wanted to do the same thing. Then, my architect friend who is doing my condo advised her not to do it. Can’t remember exact reason. The recommended way is always to do false ceiling and then very nice lights. But I understand HDB ceiling is low hence any thick false ceiling will affect the spatial feel

Based on the video you showed, the home is not bad but the lighting totally fail. If you show to a zai designer, he/ she will say the lighting cmi. Lighting is a very important part of the house so I highly recommend you get those designer to design the lighting. I feel it will be worth it because it will give you that ambience

ok u mean create another lighting point with wires embedded in ceiling

no problem can do, did that for my BTO 12 years ago

sold the BTO 2 years ago
never go to jail

Did your ID or electrician say anything about that?

My advice is also to do up a false ceiling and you can hide your wires and flush your downlights. But seems like you have already set your mind on not doing false ceiling and just want advice to hide the wires. So what further insights or advice are you seeking?

Just wondering if the electrician will do the concealed wiring for you and if this would create issue with HDB.

Better to do a low height false ceiling to get the additional lights on the ceiling, easier to install the lights and repair. Also those lights hacked into the ceiling (reinforced concrete) is against regulations, and HDB could make the home owner reinstate it back to original condition. But inspection by HDB is not mandated and therefore enforcement is not always conducted.

HDB won't approve of such concealed wiring. If you want to do it, the risk is on you.

u not only have to worry about concealing ceiling wiring

u will need to create additional power points around the house and conceal them too

it's the norm for BTO since many many years ago
dont worry la!
