Transactions for the past couple of years of 4r flats at mature estate that are left with >89 years of lease, (even MacPherson spring) have crossed $1m

The most sought after like 4r at duxton (MOP 2010) already $1.4m
But by the 20th year (2030) the prices of these flats should be on the plateau
I'm guessing the highest should be at $1.9m by then

Example the 4r flats (MOP 2000) beside Mountbatten MRT hit up to $1m back in 2020? But you can get one 4r flat there at $800+k now

So by 2036, I guess prices of 4r at duxton would fall to $1.6m
Then keen buyers like those born after year 2000 might as well wait for another year to consider the first PLH to MOP at rochor that would be left with 89 years of lease

So to answer in my opinion,

5r flat at pinnacle@duxton can hit $2m in 2030
Inflation outruns lease.

If our economy can grow 5% this year, your house would also increase 5% in value. A 99 year lease would modestly decrease by 1% of value.

You compound over 5 years. A $1M flat will hit $1.5M in 10 years.
