Cpf verse Hdb House

Pick your option

1. Sell HDB house and got Cpf for retirement . Song song... no need to work (Cpf pay out SGD200 monthly but stable)

2. Eat cai png daily and give house to children (when pass on) no retirement fund. Only rental income of SGD400 monthly (unstable)

Which u pick option 1 or 2

(Not sure children will take care of not during old age!)

Why dont you plan for it so that you need not arrive at 1 nor 2?:s22:

and for #1, where do u stay after selling house?

I think he/she means the HDB Lease Buyback Scheme, in which case you keep living in the HDB flat but have monetized much of the remaining leasehold equity.

Sg average lifespan keep on increasing, I guess you have to take that into account, you may outlast the lease.

If nett sales proceeds from selling can only generate 200 a month, this suggest there is a large outstanding loan?

If there is such large outstanding loan, then lease buyback may not be an option.

Need more details.

a payout of 200 a month = 18.8k in the cpf at 55 or 31k at 65. if the lease buy back only gives you 31k, might as well dont waste time

We don't know, although I can think of scenarios when $200/month of additional income would be tremendously helpful. We'll have to see whether the original poster wants to clarify.

As far as I know it's still possible to rent out a room in a HDB flat that's been (partially) sold to HDB via the Lease Buyback Scheme. So in the original poster's construction options #1 and #2 are combinable.

Thanks 4 the comments. I will consider a lease buyback scheme instead as I foresee children will not take care of old folks. Saw the 2 room flexi..room.. looked not bad. May consider this.

you dont get what i mean. lease buy back will give a lot more than just 31k. A lousy old hdb 3 room with 50 years left may cost 250k. sell back 25 years of lease is still 125k, way above the 30k that give you a payout of 200 a month

I get what you mean, but we just don’t have enough details. For example, if the flat owner-occupier is age 65 then you don’t get the 10 years of interest and the leasehold is 10 years shorter. Something(s) don’t add up, and perhaps the original poster could elaborate.

leash buyback waste time la. if got discipline, just sell the house at market value and rent a small studio flat. make more money this way.
