Is this even possible? In this small island, it will make more sense to sell these prime areas to private developers for more profits.

I do have friends whom are eyeing for ECs (and BTOs) near the amenities. I think the occurance is only once in a blue moon.

What do you all think?

I agree with you totally. I guess for ECs, the closest you can get to a MRT station may be a linear distance of about 500m+ to 700m+. Examples are like Twin Waterfalls, Waterbay, City Life, Tampines Trilliant, etc.
