personally i think people who buy HDB at super high price is not super rich when hdb prices are falling.

they are super stupid.

is true, out of 100% got those really stupid people that make up 10% who doesnt go check the market price, and just gullible when property agent say good buy.

super rich people are usually smarter and will not buy them at a loss when consider decay lease etc.

top 15% rich people also dun buy HDB, they buy private properties or invest their money where they will not get stuck in property.
