It will in due time. The money takes time to flow into the market. Already all the stimulus cheque is showing up in the stock market in USA. Nasdaq ATH. DJIA also near ATH. Why do you think it is so despite economic indicators telling the excat opposite. Matter of time these money abd the QE money will find its way into property.
Are you aware that despite the massive QE during the 2008 GFC, actually inflation in the us hardly barge?

The QE this round is i don't know how many X of the one in 2008. And no, things like property prices and restaurant prices have skyrocketed since 2008 in USA. Sometimes the basket of goods they use to calculate inflation is the problem.

Yea cause the crisis is many times that also? I’m not saying it wouldn’t happen, I’m just saying it isn’t a certainty.

Do you know how many analysts got it wrong every year? Its a waste of time listening to analysts, especially one who can't even count using simple maths. You need to ask the gov. Base on GE2020 result, i can assure you property price will go up by 2-3% every year, don't rock the shaky boat.

i also think it is 2-3% on avg a year

Not so spectacular

Based on this kind of returns, still wanna invest in condo?

If based on current prices and 3% increase per year, property prices would just be around 150% of current prices 10 years later. Not really double

I was skeptical, but he said he annualised 3-4%. I don’t share his optimism but just wanted to get a sense of what you guys think.

Based on Vivian’s debate statement saying the population will be significantly below 6.9m in 2030. If we take it as 6.5m, how much more housing is needed?

Between early 2000 to late 2000/early teens, population shot up 30-40% easily.

Actually it is a matter of time the private property price will come down. But it will take 1-2 years. It mimicked the stock market. Usually property is the last time to let go for everyone

(1) People will start to dispose liquid assets - like selling off things at carousell. Like expensive watches, pens, handbags, wallets, electronics etc...then they will sell off cars, stocks, precious metals to raise cash

(2) They will borrow from parents, siblings, relatives then friends.

(3) If they didn’t lose their jobs and they have positive cash flow every month, then no problem. Likely can tong few years. If their cash flow is negative or if they lose their jobs, they cannot tong for long (maybe 6-12 months)

(4) All and all the whole process might take 12-24 months and it usually impacts the typical working class

People may ask. Why is COE high, property price high, Rolex price high etc....

(1) Some people with money see good deals hence they buy. Like BMW has $30k discount, Lexus got best buy

(2) Some may see good deals in property (like discount) etc....Usually they got lots of cash on hand

(3) Don’t forget, if you have $$, you either park in bank, buy bonds, stocks, property etc....

Be patient. Time will come

Not the best idea due to it being a highly illiquid market, high taxes and transaction cost.
