Best assets IMO to hold now in-terms of priority.

1. Gold, Silver n tiny bit of bitcoin
2. Real estate without loan liability.
3. Cash
4. Equities n stocks
5. Real estate with loan liability.
6. Bonds

IMO, if you can borrow, the best is still real estate if the net rental yield is above 3%. Precious metals will be last.
