Looks like around 21xx psf min

Wow, Seems like quantum for RCR FH almost similar/higher to LH CCR previous launches, like:
> Kopar from $1.098m
> The M from $962k
> Fourth Avenue from $988k
> One Pearl Bank from $960k

Just to name a few...

And just across the street, mixed dev LH Poiz Residences resale Studio+Study transacted in Low $7xxk. A whopping $3xxk between FH boutique & Leasehold mix dev.

I thought there was speculations previously that Myra would launch cheap at 18xxpsf.. looks like it was all a marketing gimmick.

$2k PSF?! Near Dunman there plenty of choices to choose from for FH.

A boutique FH 1 bedder cost more than a LH integrated product. Hmmmm, in terms of investment, which product will yield better?
A 1 bedder or 2 bedder? An integrated or boutique dev?

Haha but this is FH and one station closer to town at Potong Pasir. Though TWR is an integrated development.

Looking at the prices, I think avg would be 22xx to 23xx psf for Myra. Giving Myra a 20% premium for being FH, means that LH equivalent should be 18xx to 19xx psf avg.

I don't feel that Potong Pasir should command a higher or equal price to Bidadari (TWR: 18xx psf) considering the amount of amenities coming to Bidadari (ITH, Park, Commercial) & also Bidadari is closer to Serangoon. But at the end of the day Potong Pasir to Woodleigh MRT is just a 8 min walk 😂

That being said, maybe this will help push buyers to accept the inner facing TWR units at above 21xx - 23xx psf 😂

I think big development is better for investment because of the facilities. Boutique I think is more for homestay...

FH near MRT within PTPS SMC near bidadari town
$2kpsf is very reasonable:s12::s12:

only disadvantage is facing North-West.............
otherwise I'm optimistic about this project would do well in sales
