Quick summary of what's confirmed vs not, for those planning:
- MND/HDB moved this exercise to November 2026 so people can get an HFE letter under the new income ceilings. Exact launch date not announced yet.
- New ceilings for HFE applications from 24 Aug 2026: S$16,000 for families, S$8,000 for singles 35+. HDB encouraged everyone to submit HFE documents by 25 Sep. That date has passed, so if yours are still outstanding, send them now. You need a valid HFE letter to apply.
- About 7,960 flats in 7 projects: 2 at Bayshore, Mattar, Caldecott, Tengah (Garden Ave), Chencharu, Sembawang North.
-
@Brionic on Bayshore: HDB's Flat Portal lists 3-room in the bigger Bayshore project (1,640 flats), with 2-room Flexi and 4-room, but press reports put it at only about 90 units, so you're nearly right. The smaller one is 2-room Flexi and 4-room only. And right on 5-room: none at Bayshore, only Tengah, Chencharu and Sembawang North. HDB says these details are preliminary.
- Standard/Plus/Prime is only announced at launch. If Bayshore, Mattar and Caldecott come out Plus or Prime as the press expects, that means a 10-year MOP, no whole-flat rental and subsidy recovery when you sell.
- The extra ballot per child starts from Feb 2027, not this round.
