Below was a July 2022 proposed amendment to the masterplan that was approved on September 2022. I suspect that this grey land plot is a new MRT depot for either the Seletar Line or the CRL Punggol extension Line.

The land plot is more than double the current heavy vehicle park.

The govt won't purposely amend the masterplan for a heavy vehicle park. It's more likely that there is new purpose for the land such as new MRT depot.

If it was for the current heavy vehicle park, the govt will just leave it as reserve land, no need to amend the masterplan.

This does make sense for an extension of the CRL towards Yishun, which is definitely needed for the intensification of the area. Only issue would be that usually depots are much longer and are bigger in general. Perhaps it could be another high rise bus depot like Sengkang west?

It's possible it could be a bus depot, but the Yishun Sembawang bus package already have a relatively new huge Mandai bus depot that is only 3 years old. Unless LTA is thinking of replacing Woodlands bus depot.

The location of this land plot along Yishun Ave 8 is the likely route for the MRT line and the reason why I suspect this land plot is for a MRT depot.

If it is the Seletar Line instead of CRL, the SLL trains will be shorter than CRL, it will probably have only 3 cars like DTL. Moreover LTA is now building multi-level MRT depot underground to save land. Maybe LTA is thinking of building a multi-level underground MRT depot for shorter trains, hence require less land above ground resulting in the smaller land plot.
