You have to give the details of the following.

1) ISP and plan, whether you have Singtel TV box or Starhub TV+ Box
2) Location of the Fibre Termination Point and ONT (or ONR in case you use ONR)
3) Location of the LAN ports in the rooms
4) Rough size of the flat
5) Budget

If you are already renovating house, just make sure to pull cat6/7 cables to all the rooms and you won't have too much headache with regards to wifi coverage.

In that case, you will have to mentally prepare for less than ideal WiFi performance. Mesh routers can get you the coverage but as with anything over WiFi, real world speeds will depend on the hardware and placement. The fact that your Home Shelter is right in the center doesn't bode well for your WiFi .

I would suggest to look in Mikrotik APs as well. Lazada has a official store as well.

Wifi 6 cAP ax access point is very powerful. 2.4ghz is 6dbi and 5ghz is 5dbi. I like mikrotik cause it provides a lot of flexibility for network configuration with a RouterOS, Fair warning though its not easy setup in my opinion. But it gives a lot of flexibility for cheaper price.

If really into MikroTik, I suggest looking at hAP AX3 first. If need to add more (maybe just 1 more) AP then go with another cAP AX3. Both can be centrally manage using CAPSMAN on RouterOS v7.

Just checked, there is 2 land line port in the living room, 1 network port in the common room and 1 land line in the mbr.

is it possible to rewire the land line to become ethernet ?

It might be possible, you will have to check the wiring behind the tel face plate first.
Afterwards you will need to hire someone to do the conversion and link up all the points to the DB box.

You need to check what type of wiring your telephone points is using. Old houses usually use 4 core phone cables which is then terminated somewhere outside your house. If this is the setup then you are not likely to be able to convert.

I'm going with Ubiquiti after considering Netgear n Asus. More for future proofing and understand that mesh is not really suitable for multi-storey. You can use their Design Centre to estimate the coverage from your choice of device. Like what I have done.

Nice one. It is good to go with more professional solution like Ubiquiti if you are able to deal with the management of the Ubiquiti solutions.

On the other hand, depending on your multi-storey configuration, consumer grade mesh solution may be able to do the job as well.

Netgear Singapore/Malaysis Youtube channel example for three storey landed property, using RBK857 and wireless backhaul. It is of course not cheap.

Another video: using RBK857 for 850 sqm Penthouse.
