Refinance from hdb loan to bank loan??

Currently in my 4room hdb flat for about 6yrs.had borrowed from hdb loan and left about 120k.

Currently thinking if I should refinance it to bank loan to save the interest o, but not too sure if any bank will be interested given the low loan amount and how can I waive the legal and valuation fees?

Or should I redeem fully with my OA.

Banks are flooded with requests for refinancing and take a long time to get back to requests. I called UOB twice now and emailed as well, zero response. With such a low amount left, you will be at the bottom of the pole

Been waiting almost two weeks for a response from DBS as I am having trouble submitting my IPA application via their website.

i dun think legal and valuation can be waived.... these will probably set u back $2k+... but annual savings maybe about $1k+ for next 5 years.... so net net is still worth it.... just that not alot....
