So many online property valuation tools nowadays... Are they accurate?

I see so many online like 99co or srx, homer ai, moneysmart etc. I tried all and all of them show me different prices, which one do you think is the most accurate?

Bull market I anyhow quote the highest asking price way above valuation also can find to buy from me,
Bear market even if I want to sell lower than valuation price also no one buys,
So eventually, I hardly use any of these valuation tools for buying or selling, Buay Zun one.
The most accurate valuation is simi market will determine simi price

If u are a buyer, before offering a unit pls check with yr banker to check their indicative price else u may have to top up in cash.

if you are buyer, ask bank for evaluation, compare with past transactions (same stack and about same floor), cut by x%, that is a good buy price.

of course whether seller willing to sell at that price is another matter altogether.

If you are seller, bank value will be guide, else you are asking buyer to cough up excess cash…

Depending on u r referring to hdb or private.. if private, most likely banks will be able to match the selling price, but if hdb, then not possible
