The Landmark is launching soon. Tentative date is on 17 Oct!

Enbloc sale equates to 1406 psf ppr. Add 350 to construction cost & 150 to Marketing & Miscellaneous cost . Break even will be 19xx psf. Finally, 20% Developer profit will equate to 2300 psf. So we can expect in a range of 22xx psf and up. Highest floor units can reach up to 27xx psf for 2BR assuming conservative 10k per floor.

Stirling Residences each floor increase for 2 bedder is only 4k...

Cannot be 10k per level imo, the Landmark should be elevated land first storey should start around fifth storey similar to Stirling, if this is launch around $21xxpsf it could also limit Stirling future resale potential imo.

But the question is how many units at $21xx psf. If avg 21xx psf the developer will hardly earn considering breakeven at 19xx psf

TBH, maybe I am old school, the circular design of One Pearl Bank does not click with me. The interior space is awkward and difficult to fit furniture.

Got to agree, reselling will be more difficult as well as not many appreciate weird shaped layouts

Definitely very few, the upper floor units expect 27-28xxpsf I think. Cos it’s a tall development per say, they could sell upper floor units at a high premium.

It is no longer fully circular. You have to thank Capitaland for maintaining the curvy style while still keeping floorplan efficient.

Landmark’s location is quite far off the MRT? Would it be fair to also triangulate against ASR?

The Landmark is nearer to the mrt than ASR is about 10mins walk to two mrt stations Outram and Chinatown MRT. The Landmark is imo in a much better locale than ASR, so wouldn’t compare these two.

Yes it is fair to compare. There are many factors involved.

The Landmark is within 8 min walk to both Outram and Chinatown MRT. And Outram Park mrt will serve 3 lines in the future.

For ASR, it is currently about 11 min walk to Cantonment MRT. It is right at the gateway to Greater Southern Waterfront.

It boils down to your preferences, price, location and other personal factors?

Hmm yeah same sentiment as well that its fair to compare Landmark vs ASR. Same district and not that far from each other imo (probably 2.5km apart from each other).

I feel like ASR is a better locale though for the price point.

MRT: gmap walking distance is almost comparable for Landmark and ASR to walk to Outram Park MRT. Not sure if you can cut through the Pearl park to save time. 13min vs 16mins. almost comparable.

Bus to MRT seems is the same amount of time to Outram MRT, 5/6mins. ASR has like 4 buses option? landmark only has 1.

Just that ASR faces spooner,... landmark is on chin swee facing jalan kukoh, perception consideration i suppose.

OPB I have walked to the mrt before. It is upslope (obviously downslope when going to the mrt), so the 450m per google map, might feel somewhat more tedious when going upslope.

If you are walking from the mrt to the landmark, need to talk note of that upslope factor, it might end up being not very walkable at all because of this reason.

That is why I always advise people to have a walk by themselves and not take marketing words and distances on paper at face value.

Is it the old Landmark Tower site? It is a distance away from MRT Station. Lived there before.
