Looking to launch this year. How is it going compare to Aurelle@Tampines?

But Parc Central location vs Aurelle… can see why Aurelle cost more and still sold outParc Central 5 bedder back then not even that long ago only 1.6xx million. Same 5 bedder in Tampines Aurelle or upcoming Street95 gonna cost 2.5 million. Prices went up by 900k in a span of 4 years.

- Now Tampines got like 8-10 new BTO plots, 2-3 already MOP, if you see transactions, there are so many healthy number of transactions even though the new BTO plot got nothing, there is no explanation why there are so many transactions there but it is what it is.
- Tampines is a self sufficient town, plenty of good primary schools, a lot of shopping malls, community club with a lot of events, got parks got everything, personally I don't think it is that overcrowded, like if you take public transport or drive you don't encounter jam as bad as punggol/sengkang
- I think the main reason why is because Tampines was a new town in the 80s, a lot of people grew up in Tampines, these people are now in their 30s and 40s, these are the people with buying power, sentimental value.
- I said before in other posts, you can ask your friends who stay in Tampines etc, people don't see Simei / Tanah Merah / Bedok / Eunos etc as an upgrade vs staying in Tampines, they rather buy back Tampines then move down the MRT line closer to town.
- When PC/Tenet launch, their new launch prices are similar / higher to the private condos around the area, age difference is less than 10 years also. Imagine an EC selling higher than a private condo, and they're almost full sold on day 1, likely any condos in Tampines will always be a sell out as long as developer don't price it too ridiculously.
